I want to get a Termite inspection on a property (shortsale) I want to purchase; I'm deciding on where to get an inspector; has anyone used any of the brand names, i.e. Orkin, Terminix, Clark, etc. that you can recommend? Or have you used a local company in your area?
Also, in a shortsale, does buyer or seller pay for it?

Valerie what was your first step on trying to acquire a short sale and as far as the termites I have used orkin in the past and they can be expensive but so can the destruction of your property. Hope this helped you out Valerie.

a local termite inspector I use. He gives me great discounts because I use him for all my local properties. I've found the big names are VERY expensive and don't necessarily do any better job. Check online on the yellow pages and get a quote for a dozen or so and interview them to see how thorough they are and then make a selection. Good luck! Great going on taking action!
They supply the training and the how to. They don't make the calls and do the research for you. I am a PMI graduate. Any time I called and asked a question I got an answer. Taking what I was told and taking action made the difference! I indeed had to take the work onto my shoulders! This stuff is not going to run and jump into your lap! You must get out, make offers, meet the people you need for your team and find properties all while building a buyers list.

I believe the termite and the rest of the inspection is the buyer responsibility unless negotiated otherwise. Fat chance on a short sale! Way to take action.
Is this a listed short sale? Is the offer price all ready accepted?
This proess can take quite a while! I would do the inspection after your offer is accepted. Why spend money when you might not get the thing anyway? If you are in position to actually sign an accepted short sale contract, do the inspection then, if it is bad do not sign and try and negotiate a lower price. You could base your offer on a satisfactory termite inspection also.

the short sale has been verbally approved, waiting for the letter; I'm in first position with an offer, but I want to lower the price they're asking, so I thought I should get a termite report... that will help me decide if I want to go for it or drop it...
