First, welcome to the great world of RE investing! Congrats on your decision. I personally cant answer your question because there is simply not enough info - are you assigning or wholesaling for instance? But I would just share these thoughts...and its not be negative - but it falls in line with Deans new blog.....and that is to be careful locking up any deal early on when you have not learned how to truly determine if it is a GREAT deal or not. Everyone wants to dive right in, and sometimes they get lucky. But the whole point of studying with Dean is that you learn to be a SMART investor, not a lucky one. So I will leave my comments at that, and say if you want to explore further there is a forms section on this site, and as far as working with an agent - no you dont have to have one to make an offer. But I highly recommend having a good RE agent as part of your team down the line. They not only help you find the great deals, but represent your best interests along the way. So I wish you the best of success on this journey - but please, take your time - this great market isnt going anywhere anytime soon! I will quote again the formula that has been my mantra from day one: KNOWLEDGE + ACTION = RESULTS!

If the property is listed with an agent, you'll want to use a different agent to help you buy the property. The seller will pay for both realtors. Also, what are you going to do with raw land? In a lot of cases raw land is a buy and hold proposition.
