Doing Real Estate Right in My Back Yard Is Much Easier

I Should had done this along time ago , going & looking up Properties in my own Area in Virginia I'm finding a lot of Short-sales & Foreclosures in Woodbridge,VA .

The only I need are Cash Buyers & I'm Good ........LOL

I don't know why I didn't do this before & The RE Agents seems more Nicer & will work with me on Deals .

You are right!!

Glad you are working in your own area now Candice. It makes way more sense to be able to see the properties, meet the agents, talk with them face to face. Meet contractors, inspectors, every one you need on your team!!
Build a list of LOCAL, REAL cash buyers. Once you do it locally, it will be easier to go out of state if you decide to.

This will be way better for you, way to go!!

Michael Mangham is correct - as usual- he's been in the ditches awhile and learned.

I 'farm' my own area 10-30 miles out with great success. I actually find great deals within a 5 mile radius of my home. You get to know the area and the ppl/investors, etc and work deals that suits everyone and they keep coming back to you for the DEALS.(they always ask 'how do you find these and sell SO cheap'--of course you DON'T tell them or they won't NEED you.

My friends are shocked when I drive them around the area and point out deals- this one - that one- got this one under contract- RIGHT UNDER YOUR NOSE-in your own backyard.

Keep on moving forward and working SMARTER instead of harder.

I have some investors in your area.

To Both Of you Exactly I feel like I should have done this along time ago Finding deals seem easy when its right in your Backyard .

My Next step in Trying to Join A REI Club Meeting in My Area & try to meet with Investors & Cash Buyers To Start A Buyers List Found 1 REI that meets at 10AM Which I can go to .
