Being the exclusion with a Realtor

Have a question that Bill would understand, because he knew about this deal already, but thought others may want to know this.
A couple called me about a day care center, or possibly turning it into assisted living, and they needed to sell this or even L/O soon.
In a short time of talking with them, another Realtor talked them into signing a 90 day contract with them. And I had a possible buyer from an organization who already has several assisted livings.
Then found out about the Realtor. I was upset that this had happened before I got to meet with the owners.
They emailed me and said they told the Realtor to put me as an exclusion in the contract. Don't know if he did. But I didn't want to deal with them after that.
After thinking about this, should I still pursue a buyer, or does anything go the Realtor if I do.
And did find out last week that another place very close to me, not nearly as nice as this other one, but it is a 9 bedroom home used as assisted living for years. Been empty for 2 years, and is up for rent, and has been for about 6months.
I will call that owner tomorrow to see if I can do a deal with that place.
But should I still try to get a buyer for the first one, or just stay away if it is now with the Realtor.
Have mixed emotions now after this happened.

If there really is an exclusion on the property with your name on it, it is something that should be pursued; especially if it can be worked into a positive situation.

Stay positive because as we know, there is enough negativity out there.

Thanks, I will find out if it is in there. You know the place is really nice!
That does exempt the Realtor from any money if I get the buyer, correct?
If it doesn't work, I am going to pursue this one closer to me, as it has been empty for a long time.
Wouldn't mind running it myself, but just can't ever consider living in a town, no matter how small!! But might be able to work out something with that owner.
Really working on staying positive, even though had to slow down on my part for the couple weeks ahead. But don't want to slack off too long.
I will find out and let you know via email if it is still possible.

What about.....

Would it work to try and acquire the closer one on a L/O, hire a manager, build the business and then you could sell the whole thing as an active business with the property???? I don't know what the numbers are but maybe it would work for you.

I don't know any numbers on the closer one yet, but will call them or stop in tomorrow.
The one that is further away, was built in 1999 and is 6000 sq foot. Was a day care with an attached 2 bedroom home. Front of the place looks like a big ranch home, but is built into a hill, with a nice yard and the place is really very nice. Verses the older one and smaller close by. But I will work on both and see what happens.
Being in the medical field for 28 yrs and would know more of how this could work for assisted living. I know there is a need for these places.
