Please Help, I need info on Subject To handling

Please anyone that can assist please reply. I have got off of my butt and stopped making excuses and have the phone ringing with real people begging me to take their houses!!! This actually works...well that part does anyway....

I have a possible subject to deal and dont know what to do first, second and so forth...I have already had the phone conversation and have it in my hands...now what do I do????

ARV = 90-110k
Loan Balance is $65,898.00 includes the home and .33 of an acre

The client would like to give me the home and the property and an additional 2.75 acres that is seperatly deeded for just the loan payoff amount!!! I think this is a good deal...and am thinking I can get a buyer to buy the home for $80k and keep the 2.75 acres for myself or another deal....what do I do to lock this up? What contract to I use and what should it say (including exit clause in case I cannot find an end buyer in 30 days) ....then I need to know what my marketing should say to advertise this to possible end buyers and how I should structure the deal (down payment, monthly payment, interest and so forth)

Also....how do I get the deed in my name (this is necessary as I understand it to control the property)....basically, I need the lay version of how to do this and I need it fast cause I am probably going to offer up contracts to the client in the morning but I dont know what one to use!!!?

Bill you are a God Send.....what a genius!!!!!!!!!!!!!!!!! You gave me ideas of what to do with this deal that I would have never have know or thought about just reading Dean book. Especially the things I needed to do now with the deal to prevent negative things from happening in the future on the deal that Dean and any other Guru wont tell you about. The time I spent on the phone with you was worth more than Dean book if I can use your info to close this deal and profit!!!

Ill take the job bill, just because I could see how much fun it would be to work with you.....as far as the big league comment goes.....it does not even apply to this thread, apparently I am TRYING and I am willing to pay my dues but at the same time buy saying this you are going completely against what Dean teaches and I am not putting up with people who tell me I cant do things anymore.

Proof is in the pudding, I asked for help and met a person that was willing to help me and gave me the info that I needed without having to spend $10k on cubicle coaches!

You never know unless you ask and if you never ask you will never know!

I got what I needed and more for FREE and met an awesome person at the same time.

At least I am out there trying and putting deals together and not just sitting around and complaining that my life sucks and blah blah blah. In the time it took you to write that you could have left a tip for me that may have been helpful...THAT WHAT THIS COMMUNITY IS FOR ANYWAY. Not to post and push people backward saying they cant do it with out a $10k coach. I highly recommend reading THE 4 HOUR WORK WEEK if you have that much time on your hands to not be constructive. Critisisms and negative comments are not allowed in any part of my life in 2011, this thread and forum being part of my life.

Again thanks so much to Bill and anyone else who would/will be helping me out with my journey to financial freedom.

I can see that day coming and cannot wait to be able to give back to those who have been so selfless and have helped me in the interm.

Coaching may be a good service for those who can afford it, but its not in the cards for me right now so I have to do some deals to get right, and then I will seek a mentor to further my business objectives.

You have to read the book

You have to read the book using your vehicle...(real estate) and it all makes sense. right now I am a technician in my business but hope to excel to entrepreneur as I learn more I will try to find ways to automate what I can to ultimately remove myself from the business for true freedom. There is no sense in being rich if you have to work 120 hours a week, hit a plateau and not be able to enjoy life. Your money will kill you at that point.

Bernard is right. Give him a break. Like he says; he's is AT LEAST out there taking ACTION and trying to take advantage of the opportunity presented him with the resources available.
