We went to dinner at a place in Fort Worth, TX called The Cattleman. We were going to dine at JimmybTx home, but I didn't want his wife to have to cook.
This steak house is located in the Stockyards in Fort Worth and is worth the money.
Anyway, I have been doing alot of research into starting a hedge fund for equity investments in commercial and residential deals. This will be a fund that will be very aggressive in it's investments.
The fund is going to be all private money and the terms are still being formulated. This is a venture between myself, JimmyB and Paul Jacobi. Since each of us have our own area of specialization, this is going to be great.
I will let everyone know when we are up and running and I will list terms and rates, etc when the time comes.
I saw this coming a mile away! But that's OK! If the numbers are right and the money is there, heck, I'll be first in line! Good luck to you guys and what would have to be the formation, syndication of your ventures! Don't want to be accused of dealing in securities!
I want to be your first customer!! I have multiple questions but will wait for your post on terms and rates.

Why would you see this coming a mile away? I wasn't even going to offer this to anyone here and as a matter of fact, the three of us didn't think it would be appropriate to offer this here for personal reasons.
The reason we are offering this is simple. People need money to do deals. Yes there are deals where you can get in with zero money, but there are deals where you need money.
Not many people know anyone with private money, don't know anyone with a self directed IRA or how to find them and if they found them, wouldn't know the ins and out of what to do next.
Once we are up and running, I will advise and a request for additional info will need to be sent and then we go from there. It will not be something of constant discussion either.
Why do you think JimmybTX rarely talks about his funding programs? why do you think Paul nor I ever really say much about it? because it is not really appropriate.
Here is why we are starting this up. Most Hedge Funds are established as a way of those funds to make ROI as it should be, however, they could really care less about whether anyone else makes money or not, as long as there target returns are met.
There really is not many Real Estate Hedge Funds in existence that have been started by real estate investors for real estate investors. The investors in this fund will be for example, a CEO of a Wall Street Investment firm who is not able to invest directly in personal income producing real estate holdings other than a personal residence, but is permitted to invest in a Hedge Fund.
We are pooling all of our investor resources together to make this a great business opportunity. Before anyone says to us oh we are doing shameless self promotion, let me point out that in the end, no one here may have an interest and that is fine, this is not only going to be offered to those here.
