the first thing I would is contact everyone on my buyers list to see who would be interested in purchasing the properties and in which way they purchase. I would do as many whole sale deals as possible that's where you are going to make the most and quickest money. Do your due dilegence on each
property get them under contract as soon and as many as you can with a 60 to
70 percent below fmv and you shouldn't have any problem moving any of these
properties.
I assume these all have at least 30% equity or more. What are the repair/remodel costs on each one? What is the actual ARV on each one?
How will you acquire them? What are two exit strategies for each one?
You have home work to do if you can not answer these questions.
Buy at around 65% of actual ARV minus repair cost!
