Ask the RE agent, but I think you should have it in Cash, Most people on this site get it from the buyer/renter they plan to sell too.

You give a check from your checking account but what I do is I tell them that when the offer is accepted and I see a purchase contract to sign, then I give them the earnest money deposit.

A check with offer is useless because the offer is just an offer and the only thing that needs to be made legally binding is a contract.

I have a question and comment.
Why is the RE agent asking for the 3%? Wouldn't it be the lender?
I thought Dean said something about this in the Edge training.
Not really sure but I would not put out the money until you maybe ask
one of the coaches. The Success Academy is well worth the money.
But you have a couple days to get answers yet.
My partner asked the same thing when he read your question. Why is the RE Agent asking for it, Dean did make a comment regarding money down if the agent asks for it. So don't put anything down until someone can help you with the "why" for 3%. Just doesn't sound right.
I will watch for answers too, so I know. There are a lot of helpful people on here.
I have been learning a lot just from going on all these subjects and reading what people post.
Just be patient looking for your answers, when in doubt ask and then you can move forward.

Really not enough info to advise you what to do. What are you paying for each one? Are they REOs or short sales or from a home owner? Are these cash offers? What is your exit strategy?
