Has anyone used their Realtor to write an offer on a short sale, then find another investor to do an assignment or Investor Equity Exchange with?
If so, how can I do that and ensure my Realtor still gets paid... even if I'm not the end buyer who shows up at closing.
Actually, a straight up assignment should be no problem... but with an Investor Equity Exchange it could get tricky.

The Realtor in the IEE and assignment of contract are paid by the seller of the property.
Remember, the seller has signed an agreement to pay the selling agent 3% and the buyers agent 3%. When you add your name to the buyers line stating that you will purchasing the property you are also adding the "and/or assigns" on the contract. The Realtor you have is representing the entire buyers line which is "[Your name] and/or assigns. The Realtor represents you AS WELL as the "and/or assigns" who ever the assigns happens to be.
The Realtor makes their commission whether you purchase or the investor does.
