How to Find Preforeclosures

How to Find Preforeclosures

I'm trying to find preforeclosures that I can take over on subject to terms and then rent to own it to a tenant buyer. The only problem is I'm having a hard time finding these preforecosures of people that can't pay there house. Can anybody give me any advice on how to find these houses.

I know foreclosures.com has a 7 day trial & probably all the other ones do this as well.

*Try going to a title

*Try going to a title company, ask them to give you properties that are 30-90 days late on payments.

*Another way is to join dean graziosi's foreclosurealert.com site.

*Also try ghost ads and bandit signs. This will weed out your targets as well.
(EXAMPLE: CALL NOW XXX-XXX-XXXX CALL THIS FREE NUMBER TO FIND OUT 7 WAYS TO STOP YOURSELF FROM GOING INTO FORECLOSURE.)

*Use the scripts that dean graziosi provides here on his site or create your own script.

Quick tip: working with pre-foreclosures

It seems like every investor working with pre-foreclosures simple gets a hold of the list and sends out letters. This technique certainly works, but a big part of real estate investing is thinking creatively. Greg Murphy gave me a great tip some time ago and I thought I would share it with the family. He suggested that after getting a Notice of Default list or the Lis Pendens, to create and place a bandit sign in the neighborhood where the foreclosure is taking place. The sign may say something like "We Buy Houses, Any situation, Any condition!" This is a very subtle technique for contacting people in a distressed situation and a great way to creatively out think the competition. Thanks Greg!
