i need help, I'm new to all of this. I have read two of deans books and countless others, but I still don't know if I can do it.? I need to create a buyers list and sellers list. Any suggestions???
I would re-read Dean's books. There are chapters strictly on this subject. Also use this search forum and type in "buyers list" and all the other forums that have been created related to that subject will come up. Read all those too and I don't think you will have any issues with finding buyers. Good luck.

You should have an idea on how to build your sellers and buyers list if you've read Dean's 2 books + countless others? If you're not sure how to build those list, just re-read the sections in the books that focuses on building your list and don't let Fear get the best of you...you have to take "Action"! It doesn't matter how much books you read, if you don't take action - you'll never make it REI. To build your sellers list - hand out and post flyers in your area, post bandit signs, drive around your area and look for For sale signs and vacant houses - contact the owners, advertise on the net and in classifieds, make & hand out business cards, talk to people - let them know what you do...that's just to name a few. You can basically use some the same strategies for your buyers list. Attend REI meetings, advertise, networking, post on this same forum,...etc. Hope this helps and Good Luck.
you are working with good ideas and i'm going to try it out. the only thing that might slow me down a little will be my job, I drive cross country. i like it because I get to see killer deals in florida, ohio, new jersey and so on, it keeps the idea in my head that it is real.

I personally can tell you that the only thing that's stopping you is yourself. The difference between you and other people who have had success with Dean's books are they applied the knowledge! They took ACTION! You can re-read those books a million times, but nothing is going to happen unless you apply what you've learned. Read the book "The Slight Edge" by Jeff Olson! You'll see that the steps are LEARN knowledge, ACTIVITY knowledge, and then DEMONSTRATION knowledge. This guy was not into real estate but he's one of the best I know for personal developement
You won't know you can do this untill you try. When you try you'll gain more confidence because you've successfully attempted to do something you've never done before.

1. Show up early, listen for anyone who says they are buying property, and write their name down.
2. Consider how much time you have and how many buyers you could speak to. 3-5 minutes average, 10 minutes max! You need time to meet others and so do they.

Now that I have a buyers, sellers, Renters, Investors, Rent to own lists and growing, I'm past the paper managing method. Other than excel, MS Outlook, MS word, does anyone have a user friendly computer application that manages these files that I have built?
The paper method is not cutting it any more. I will google to see what I can find. I was told from the academy, that ACT is very good for a $200.00 cost. Looking for cheaper at this point.

I know you said other than but, and don't get me wrong, I am no computer gooroo but microsoft's 2007 and execel 2007 after purchaseing there audio tapes on how to actually use it made it fun to make knew spead sheets and other things as well . These can be gotten on line off microsofte web sight fairly cheap. But they do take some time to go threw. hope this helped if not I got to post for the first time lol

I too have read DG's First book. And I continue to do so. I learn and retain his advice and experiences better by making concrete his ideas. I found that we will be constantly learning and growing . This to me is not a competition but rather my goal is to be happy with myself and I take my time when I'm ready I'll know it. Check out Carol Stinson. Like Carol I too. only have the Be A RE Millionaire. How ever I have taken action in my own way with what is comfortable for me. I started looking around my local area and found myself more comfortable dealing with autos but using basic techniques from Deans' book. No bamks no brokers but am now comfortable with negotiations. Bought a 94 Jeep Wrangler w\inline six. One of the most sought after Jeeps for !00. Then,while looking at a bank owned property the ex owner sold me a'79 Mercedes 450Sl. Kelly blue book on it is 16,000 at the high end. The asking was 6,000 offered 2,500, No money down, and payment at one 100 per month Classic Car Review has just released a notification that the restoration value has since doubled to 32,000. What I'm trying to say is use Deans' techniques creatively with everything you do and don't try to make it a race. You have a job and should be in no rush. Sometimes reading too much can overwhelm you. There is a Saying, Paralysis by Analysis. I take a chapter at a time and re read it until I understand it. Then on to the next chapter.

build your buyers list. I got a bright idea one morning. Why don't I call the local Edward Jones. So I called them, I actually knew the guy he was a member at golf club I worked at. I asked him, do you know any investors that are into real estate? Yes, was his answer. Now I have several more active buyers on my list.

Hi thanks for your posting.I am fairly new at this .As far as calling some of these cash buyers some are not actual cash buyers and the ones that are, should I be telling them that i'm just a property locater or a wholesaler offering cash opm.Look forward to your response as it would help me .

Note: If they have time, move forward, if not, set up a specific day and time to call them back. Also, by getting their property criteria first it allows you to develop some rapport without getting too personal right up front.
Get property criteria
“What kind of home are you looking for?”
“What city(s) are you looking at?”
“What kind of neighborhood do you want to buy in?” (Low, middle or high)
“What’s your price range?” (100k-125k, 250k-275k, etc.)
“What size of home are you looking for? “(sq ft, # of beds & # of baths)
“What about lot size?”
“Do you have any repair skills?” (If so, what type)
“Do you have any local amenities you need to be close to?”

Parks
Churches, etc.
Get personal criteria
“How soon are you looking to move?”
“How many are in your family?”
“What about pets?”
“Do you have a home you need to sell before buying another?”

1. Show up early, listen for anyone who says they are buying property, and write their name down.
2. Consider how much time you have and how many buyers you could speak to. 3-5 minutes average, 10 minutes max! You need time to meet others and so do they.
3. Introduce yourself to buyers-exchange business cards

Now, you mentioned at the beginning of the meeting that you’re buying homes, so I’m curious as to what you’re picking up right now?”

Now that I have a buyers, sellers, Renters, Investors, Rent to own lists and growing, I'm past the paper managing method. Other than excel, MS Outlook, MS word, does anyone have a user friendly computer application that manages these files that I have built?
The paper method is not cutting it any more. I will google to see what I can find. I was told from the academy, that ACT is very good for a $200.00 cost. Looking for cheaper at this point.

I know you said other than but, and don't get me wrong, I am no computer gooroo but microsoft's 2007 and execel 2007 after purchaseing there audio tapes on how to actually use it made it fun to make knew spead sheets and other things as well . These can be gotten on line off microsofte web sight fairly cheap. But they do take some time to go threw. hope this helped if not I got to post for the first time lol

I too have read DG's First book. And I continue to do so. I learn and retain his advice and experiences better by making concrete his ideas. I found that we will be constantly learning and growing . This to me is not a competition but rather my goal is to be happy with myself and I take my time when I'm ready I'll know it. Check out Carol Stinson. Like Carol I too. only have the Be A RE Millionaire. How ever I have taken action in my own way with what is comfortable for me. I started looking around my local area and found myself more comfortable dealing with autos but using basic techniques from Deans' book. No bamks no brokers but am now comfortable with negotiations. Bought a 94 Jeep Wrangler w\inline six. One of the most sought after Jeeps for !00. Then,while looking at a bank owned property the ex owner sold me a'79 Mercedes 450Sl. Kelly blue book on it is 16,000 at the high end. The asking was 6,000 offered 2,500, No money down, and payment at one 100 per month Classic Car Review has just released a notification that the restoration value has since doubled to 32,000. What I'm trying to say is use Deans' techniques creatively with everything you do and don't try to make it a race. You have a job and should be in no rush. Sometimes reading too much can overwhelm you. There is a Saying, Paralysis by Analysis. I take a chapter at a time and re read it until I understand it. Then on to the next chapter.

build your buyers list. I got a bright idea one morning. Why don't I call the local Edward Jones. So I called them, I actually knew the guy he was a member at golf club I worked at. I asked him, do you know any investors that are into real estate? Yes, was his answer. Now I have several more active buyers on my list.

Hi thanks for your posting.I am fairly new at this .As far as calling some of these cash buyers some are not actual cash buyers and the ones that are, should I be telling them that i'm just a property locater or a wholesaler offering cash opm.Look forward to your response as it would help me .
