Can you assign MLS?

Hey DG Fam,

I was wondering if it's possible to assign MLS properties or how I could go about flipping them. I was talking to a RE agent and he said he's not sure. He said maybe I'll have to find an agent with listings and then see if he could talk to the owner, if it's a FSBO or pre-foreclosure, about me getting the property under contract, "excluding" the clause that says "can't receive no back up offers or can't show the property to no one else while the property is under contract".

That way the realtor can still show the property to his clients as well as myself. But if the realtor gets a sale before me then I'm out of the deal and if I get the sale then the realtor still wins.

He is not sure...this was just his suggestion. Does any one knows how I could go about flipping MLS? Your input would be highly appreciated. Thanks.

You can assign them if the owner agree's. If its an REO they are usually not assignable but you can flip them with a double close, but my Lawyer said you must disclose to the bank that you intend to resell the property. so you would have to have your end buyer in place. preferably a cash buyer.
personally, I like what your agent suggested. If he's willing to speak to the owner and its his listing I think it will work fine.

YES,along as you put and/or assigns after your name on PURCHASE AGREEMENT. SELLER WOULD PAY AGENT HIS FEE. I agree with B.C.
