I've found my first buyer for my buyer's list and now I'm stuck. My buyer is looking for any R6 or R7 in the Queens area. He has no limit in how much he wants to spend,but he's definitely looking for bargains and that's where my problem starts. The New York market just seems to be so flooded with people that are buying and selling and that know so much more than me. How am I ever going to find something for my buyer that a thousand people haven't already seen or heard about and would've jumped on if it would've been something worth buying. How is it possible that there's going to be a property just waiting for me to pluck out and bring to my buyer? I just feel like I'm at such a disadvantage at this point in this market. Can anyone help me out? I really appreciate it.
Try to find the ugliest property in that specific area and send postcard or letter. If you have access to properties with code violations it should be a goldmine. I started sending letters to some ugly properties about a month ago spending $12 per week for the stamps of 30 letters and got 6 replies so far, i'm working on with only 1 of them right now because I have a ready buyer for that area.
I will increase the number of letters that i'll be sending next week, maybe 50 or 100 because I found out that this is a numbers game. Just stay in this site and you'll learn a lot of tricks. Stay focus. LA

continue building your buyers list, There are so many properties in NY that no one knows about, get out there and find some abandoned homes in your area and try to find the owners, then see if you can get the home under contract for a great price and pass it to your end buyer.

I'm not sure but there's probably a website in your state that has a link on properties with codes. Try the government/ New York housing office and ask what's the website. Why cant we who work here try to arrange a monthly meeting and get to know each other, and in that way help each other to make our market grow?
I don't know, but I think the market in NY is one of the hardest in USA to day.
if we can go together we can help each other with our small issues and experiences.
I have just start to look in to Inwood, I believing that it will be a good area for future investment, prices is very moderate there.

Assignments can work in NYC,....BUT!!!!!,.....its got to be a house that is not listed with a broker to have no issues involved.
Most agents/brokers know or have heard of assignments and generally won't deal with them if its foreign to them and they feel it will tie up the selling process to prevent another person who is presently qualified from buying.
I however have no problem working with people doing assignments. The only thing I ask is that you have your end buyer(s) in place by the time we speak. As people on here know, i'm flexible and always looking to make money, but be straight up on what you can and cannot do and have acess to. Honesty makes the process go by faster.
