Just started have not yet made any deals. I'm thinking about taking up classes to be a Real Estate Agents just so I could be in a better position to make deal. However I want to be my own boss. I got a buyers list of about 30 people. From making cold calls and going to the foreclosure auction. Howver I don't have any deals going on. I wish I had a webpage to add more credability to want I'm doing. I'm just waiting on a comeup. Today went to look up a couple of properties that were abandoned come to find out they are not even from the county that I want to do buisness in. What it was it was in the borderline of two boroughs. Also left my information in the front door of a property that just had a fire. I hope the owner get in touch with me so I could put that under contract and shop it around.
As long as I keep thriving success will come.

I want to know what zips are you interested in? What is the max you want to pay for a property? How much equity is the minimum you need to purchase a property? How fast can you close? I know you said you are cash, but exactly how fast are you looking to close, a few days, week etc.?

It sounds like you have a killer buyers list.Just find yourself an awesome agent and find a deal and there you go deal #1.As far as becoming an agent.I think the rule is delegate.Feed him his commission to do your leg work so you can concentrate on doing deals...not searching the MLS,thats just my idea,best of luck on all your deals
