Why can't realtors assign contracts?

RE Agents can write a contract that can be assigned. I don't understand your question. If Agents are writing the contract for themselves, they can assign that contract, if it is written properly. The contract is not assigned by the Agent, It is assigned by the Buyer. I am seeing standard addendums from REO's now that don't allow contract assignments.

But since i now know because of you that Agents can Assign contracts, who's to say they are not doing that right now at the very moment? Kinda leaves us wholesalers out in the dry.

Call 100 Real Estate Agents and ask all of them these questions.

1. Are you an Investor?
2. Do you do an assignment of contract to other investors?
3. Do you work with Investors to make low offers on REO's, preforeclosures, Motivated Sellers, Look for owner financing, etc.?

80-95 of those Real Estate Agents will give you these answers

1. No.
2. What is an assignment of contract?
3. I would be happy to make offers for you on properties of your interest. Ten Low offers later, "I don't think this is working anymore I cannot be your agent."

Every New Investor has this fear that since agents are the first to see all properties for sale first that they suck up the deals first and leave the scraps to everyone else. There are way to many deals available for the 5% of Real Estate Agents that are Investors, you have no need to worry.

There are also many other ways to find deals to assign that are not on the MLS that agents never know about.

Show no mercy and make the deal of a lifetime happen every week.

I know I sound harsh about Agents, but it is the truth. Just because they are in the business doesn't mean that they know what they are doing. Don't get me wrong though there are amazing Agents out there that do know what they are doing and they do amazingly well. You will find them and they will not "steal" a deal from you.
