I have a question on the inspecting costs of FSBO's when doing any kind of deal with them and especially when doing a 7 day auction.
As I read in Dean's book he says to have the Home Owner have any kind of inspections that need done and listed in the Sellers Property of Disclosure Statement.
However; the way I have always heard of this being done was that any kind of inspections that may be done were the Buyers responsibility.
What I think all that means is that it could could go either way. The Buyer OR the Seller could have the inspection done. Now if the Seller is able to afford having a home inspection in addition to a pest inspection done then it is Highly Advisable to have the Home Owner do this step and thereby guaranteeing them a much quicker and smoother sale and closing.
Sooo am I right so far in my thinking? If so how much would leaving the inspection up to the buyer affect on the sale of the house? Anyone with any experience with this?
What about if you have a case where there has been an inspection in the last year to five years? What are the options of using that inspection on the Sellers Property of Disclosure Statement? Pro's Con's or just an all out bad idea?
