I have a buyer and have found properties that follow his criteria. This will be my first deal or deals, And it's true "I'm terrified to screw it up!" This guy has money, I can't afford the mentoring classes. I'm stuck like a deer in headlights!

You'll have to be aware of whether the Hud listings, you're buyer is interested in, is restricted to owner occupancy or Good Neighbor next door. The owner occupany listings you can't buy those for investment purposes until they're made available for investors to bid on. If no one bids for the owner occupancy bid. VA and Fannie Mae you're going to run into the problem of being able to assign. You'll have to do a double close. Beware of what their prospective addendum, says after you've gotten your offer accepted.
Hud restricts you to using their closing attorney, am not sure about whether VA does, but Fannie Mae does the same thing as Hud. Beware Fannie Mae also has seasoning of title restrictions, meaning you can't transfer the title til after 90 days have passed. Is you're buyer paying cash or using conventional financing? If they're using conventional financing that is where the seasoning of title is going to come into play.
If they are paying cash, have them pay you your non refundable fee, after you've found them a property they definitely want to go with.
