Offlinei have read the book several times and had many many good deals that could have lead to big possibilities. i cant seem to get any where past that though. my credit is not horrid but not really established and no bank is giving me a loan or the owners of the property don't want to do land contract or let me sell it for them. this is the most agervating thing about this. please if anyone has suggestions let me know

thank you. i have seriously tried 40 properties all with the same result. i can find a deal but not close on it

Try wholesaling, if you can get the properties low enough (that's key) then assign it to another investor for a profit. Essentially what you are doing is selling your rights to purchase a property that you have under contract with the home owner (seller).

Failure Is Not An Option
You may want to see what would be a good niche for your local target area. Would that be lease options, assignments, buy and hold, flip, etc? If you need a cash partner try to network with other investors in your area and attend a local investor club meeting. Inquire what other invetsors are doing and what is currently working in yoru area. The more people you network with, the greater your chance of locating a good deal and coiming up with a future plan of action. Good luck with real estate investing. Believe and Achieve!

You can try owne financing or lease option, You can even do bird dog find deals for other investors that have cash. Look for vacant,distress properties.
