Hey there.
The last time I was here, I was in a deal, that I put together, and after it falling through due to a horrible move the Real estate agent made i didnt get the house and for the past two month have been very discouraged.
I recently put in a few offers a few days ago. i use a LOI to submitt all of them. if i get a response we grab a standard contract and write it up.
I have no idea how to present the contracts to the REA. Even using my LOI to present my offers is hard to explain to Agents.

Doi simply tell the agent reppin the house, that i will be assigning this house, and using a different contract than a standard Ca. A/S-R contract????

a property your buyer will so definitely buy. Have your exit strategy before making the offer! You can let the agent know you're doing an assignment to one of your partners. Tell them if they ask, that you and your partners look at a high volume of properties and being that you look at such a high number, you have to be able to lock up the deal quickly before someone else does for your partners so they can make the determination, before adding it into their investment portfolio.

Does this real estate agent know that you are an investor? Are they ok with submitting multiple low offers to look out for your best interests? If you can't talk to your agent about assignments then be on the lookout for an agent that you can work with. This way you can find a "partner" in your success instead of just an agent. I am lucky because I found a "partner " right away and she even helps with ideas for creative financing to try and make the deal. I hope this helps you a little bit anyway. Steve
I agree with the above posts, make sure that your agent is on the up n up of what you are trying to accomplish. When I am trying to find agents in different areas, I e-mail them Matt's Letter that he wrote up in trying to find his agent. It narrows down alot of non-potential agents, and let's all agents know what you will be doing as an investor.
