I am frustrated....All the real estate agents that I have talked to said

This market is not for double-closing or assignments. I have bad credit and no money so I wanted to start out by doing this. Argh...... Any suggestions? I live in CA. Many thanks

It depends on your method.

I am a wholesaler that has buyers in place before I make the offer. I am technically not a real estate investor but a contract flipper. I get the property under contract using my earnest money and then email the property to my buyers list. I then flip (assign) that contract to an end buyer. If for some reason I cannot close I have contingencies in place that keeps me safe. Even after I find a buyer I still market my property through various means to find other buyers for future deals. But it is important to play matchmaker. Know what your buyers want and then go find it.

Take a deep breath and say "Time to get even".
Start looking into REOs Don't talk with real estate agents. Start with what you feel inside Find a deal for lets say 5k profit Build from there I only have seen a few that have found the golden BB. Read through all of DGs forums here there is a great deal of info. Just from the the users of this site.

California ! Cant be that difficult I know an REO agent in Palmdale CA. I'll see what info I can get from her. If I can I'll post back to this thread if I dont please PM me to remind me.

Found a House!

Hi fellow investors! I am brand new and I have found a great house! It is a forclosure listing in a great area that has been reduced by $15,500.00. So far I have one cash buyer lined up. I have no cash or credit. Is this deal possible for me to do? Should I make an offer through the listing agent, and are they going to ask me for prequalification papers?
