OfflineHi my name is james in live in milwaukee, wi, i have had dean books and cousres for two months. I have business cards, street signs and flyers, but no one has call me as of late. I'm tring to build a buyers lists fisrt before going to find sellers and houses. My question is how do I general a buyers list when so many people are not calling?

Hi James, a great place to begin building your buyer's list is to find an investor club in your area. Do an Internet search for "investor club"+ "milwaukee, Wi" That should get you a list of local clubs. Investor clubs are great for keeping you motivated, it is also a good place to find the professional investor resources you'll need such as mortgage brokers, real estate agents, title companies and etc.
If you don't find a local club, call the ads you find in your local newspaper with headings such as "We buy houses for cash" or "stop foreclosure now", the people running those ads are investors. Call them to see if they would be interested in working with you. Building the buyer's list is crucial to your success, you have to have an exit strategy, knowing what you are going to do with the property once you have it under contract.

meetup.com is another good resource to locate investment clubs in your area. Find out how often they meet and what their group discussions generally revolve around as far as REI is concern.

It sounds like you are doing a lot of good things. The more you network the larger net you will be casting in your area. Thus, keep up the good work and network with even more people. Flyers, cards, the internet, local small papers liek the penny saver and word of mouth are excellent sources. You may want to even call local landlords in teh area and inquire if they are looking for any additional proeprties. This could lead to more buyers or even referrals.
