You can use either one of contracts here on site.
Both contracts Agreement to purchase and the Purchase and Sale already has 'buyer and or assigns' in it which is needed when you assign the deal to your buyer.
If you plan to assign to your buyer, use the assignment form to your buyer.

Mike, Thanks for the reply. I downloaded the purchase and sale contract from this site and it looks good enough to use. My problem was that it has some items that need to be filled in that I'm not too sure about what to enter. The "new loan to seller at closing" line, and I'm really confused by the next section "1.EARNEST MONEY" area, it has area "A" and area "B" I'm not sure what to enter there.
I wish you lived nearby, I'd buy you lunch!.
