How should I continue if I found great deals before I found a good agent although im still trying to find a stellar agent

Get it Under Contract

If it's a great deal, get it under contract and market it to your buyers (if you're wholesaling). You don't need an agent to get a property under contract unless it's on the MLS, then you can work the listing agent.

Easiest way to go is to find great deals by marketing to motivated For Sale by Owner properties.

Most importantly, make sure it's a great deal. Make sure of your calculations on the After Repair Value (ARV) and rehab.

What to do with a good deal

First you want to run the numbers to make sure you have a good deal. Get at least 3-5 comps, you can get comps from an agent or try a couple of sites to get some comps. You also have to go to the property and check the repair cost. Then you get the deal under contract and market it to your buyers. Good luck

Good deals

I am glad you are asking questions on this forum. This is a great place to get questions answered.

Good deals are out there and some of the questions have been answered.The formula looks like this:

ARV- After repair value-rehab and/or repairs-holding costs-closing costs-your profit= Maximum allowable offer or MAO. Go below this number with your offer. However, if there is an agent involved the agent(s)need to be paid (3-6%). Also, if you are wholesaling these deals, your end buyer needs a large equity position or most of the profit, since he or she is doing the work and taking the risks. Make it worth their while and they will want to come back for more. My best to you on your real estate investing career.

Locating a "stellar" agent

Locating a "stellar" agent is a good move, but do not let that hold you back if you find some good deals. In fact, submitting offers through the listing agent can help you to find a great agent. Seeing how the agent works first hand is worth hundreds of individual recommendations.


Buyer's list

One thing I would like to stress to you is the importance of a buyers list. You want to have a good solid buyers list so when you do find a great deal you have buyers to market it to. There are many, many strings on this forum that deal with how to build a buyers list, and I would suggest going over them and implementing some strategies to help get the buyers list built. This will ensure that when you find a great deal you are able to assign it over to one of the buyers on your list.
