OfflineI have a bird dog who mowes the lawns of bank owned properties and he has given me the list of these properties with the address and the lockbox code. How can i assign these properties ? How can i sell these houses to an investor ? How do i use an LLC to get the property under contract ?

You will have to get in contact with someone who manages these properties in the banks and explain to them that your an investor and interested in buying some of their REO's, but maybe some of these properties might be a part of the banks shadow inventory, again thats a maybe. How will you know if its one of their shadow inventory would be if you know the property is an REO and ask them if its for sale and they say no. I will still pursue to find out about these properties if I were you. Now about selling them using an LLC, you will have to create an LLC first then if you get the banks to agree to sell you some of the properties then you will sign the purchase agreement for whatever property in the name of your LLC, then sell your LLC to the new buyer you find interested in the property you have under contract.
