My fellow DGer's. I'm ergently looking for "Bird-dogs"
Requirements:
1-3/2's that are:
1-FSBO's
2-"As-is"
3-vacant
4-had a recent price reduction
5-NOT MLS listed
6-lastly, if the properities are in a hot market.

Here are a couple of things you MIGHT consider.
1. 99% of FSBOs are not vacant. Usually the owner/occupant is living in the property doing the FSBO thing because they do not have enough equity to list with an agent, pay his/her commission and still make some money at closing. If the FSBO property is vacant it is usually a pre foreclosure or a absentee owner (a good thing!)
These FSBO situations are not always the case, but more so than not.
2. Price reductions on FSBOs are hard to track. How is the bird dog going to know? It is not like MLS listed properties that show price reductions.
3. I think you are taking some of the criteria that we use when working with agents and making multiple offers on MLS properties and trying to use it with bird dogs finding non listed FSBO properties.
4. I personally would just have the bird dog send me the FSBO info and then do the research and make the call to the seller myself.
5. You did not mention WHERE you need Bird Dogs to be looking (State, County ,anywhere? etc.)

Gentelmen, you ask very good questions. Mabe this will help clear things up a bit.
Michael, with respect to FSBO's, I was considering initial conversations between the homwowner and the bird-dog. Basicly, these are guidelines to consider. In "some" cases the homeowner is frustrated in selling so they lower the price. Granted there is no way o)f knowing for sure. At this point I'm open to all parts of the country.
Jim, see above. As to price $35,000 to $300,000.
