In addition to the typical REO's and Short Sale deals out there that usually have oodles of competition, you may decide to take a look at Probate and Bankruptcy sales, because they are generally less advertised and sought after by the typical investor crowd and are always very motivated. In addition, these deals usually don't have any deed restrictions and can be assigned without issue.

...but I have some questions: If these are not generally advertised, how would you go about finding out about them? Are these listed via the bank, or are those on a separate list with the individual states? And what would be the best way to PROPERLY structure an offer on these? Sorry if my questions seem dumb sounding to you or other "senior members" here on the site, but I just don't want to mess this up when I pursue this avenue. Thanks in advance!!

I am real interested in getting involved with probate's !
But I am looking for more information on how to find some great deals with probates. I know very little about probate investing other then I know that a notice gets posted in the local newspaper when someone die's or a house goes into probate but the lawyers are very hard to deal with and drag their feet.
I would love your input on how to find some great probate deals.

The first thing to do to find probate deals is to go to the county court house and find out where the probate files are kept. You should be able to go through the probate files, and look for the personal representantive. That is the person that is in charge of taking care of the estate. Contacting the personal representative would be the best way to work with a probate case.

I will most defintely look into this particular part of REI. Question: I know most empty houses are due to tax issues or foreclosures, so would a house that has been sitting empty for over a year always be a probate case? I am NOT referring to a home that been empty due to the owners being on vacation or in a long term care facility (but don't most probate cases arise from those types of situations?) but ones where the grass is almost taller than the home itself and there's a large amount of trash in the yard, etc.--things such as that? I see houses such as this in my travels every day and I am never quite sure how to find out more information regarding these areas.
