OfflineSorry I wasn't sure where others have posted things like this before I've just seen them and never thought anything of it as I caught it a little late. I have a house like I said at 53% of arv in Fort Worth, Tx it is in the Wedgewood neighborhood, I grew up in that area and I still have fond memories of it, it is nice well established side of town, very little crime, a place where I wouldn't mind raising children. This house about 10-15 minutes from the mall and all the major stores Fort worth has to offer a hop from I-20 highway and about 30mins from downtown.
This house would make a great rehab, 3bed/2bath/2 car garage with 1 vehicle carport it has a brick veneer, slab foundation, 1670sf, 2 living areas with a fireplace and dining room and large back yard with mature trees. The roof needs some repair and the hvac would be wise to check out. Otherwise all basic cosmetic needs and minor exterior carpentry repair, masonry/mortar repair. I'd update the kitchen/bath incl appliances/fixtures.
Now it does have an adjacent service road though don't let that keep you from this gem, the freeway sound wall eliminates most traffic noise and traffic is not even visible from the property.
NOTE: Sheetrock and masonry repair needed suggested foundation work might be in order, but had a foundation company inspect it and did not find sufficient reason to recommend installation
of piers.

yes, my partner and I have this property locked up. My buyers are taking their time and i don't want to risk losing the deal if they decide they don't want it. I haven't assigned it to anyone yet so its still on the plate for as I put in the first post whoever gets the money in first.
