if i have a buyer, and find a house to lock up and re-sell. have all the forms i need what need do i have for an agent to represent me? as long as i talk to the agent whos representing the house is giving me all the info i need..will i ever need a agent..?
heres why i ask.
my buyer has an agent but doesnt want to pursue the houses im interested in locking up for my buyer. im guessing due to the fact that my offers are lower than whats asked and he wont make money.....
i guess my real question is.
WHEN will i NEED a real estate agent?

You don't need an agent, although an agent should be an integral part of your team, especially if you're doing REOs. But you can do many deals without having one. I did an assignment without an agent and it went great! Now of course I've had bad experiences when I did use agents. I believe that's because I haven't found the right agent yet. Although that won't stop me from making offers or locking up deals. You should find an agent that's also an investor so you're on the same page, when you do need one. Hope this helps!

this def answer'd my question...i was under the conclusion that i needed an agent to handle all the paper work, and before i could make a deal happen an agent would be necesarry.
so finding an agent who has had past investing will make a better relationship in the futre!

Yup, finding an agent who either has invested or is, will be a valuable member of your team. But that doesn't mean you can't do deals in the meantime! Now go get 'em!

..and your life can be a lot easier. I agree with Elena, you can do without, but from my experience, I would be crazy if I didn't have my agent.
The key is the RIGHT agent. Investor experience is a huge plus & experience in the Short Sale/REO process is crucial. Most of my market is REO business, so I have my agent constantly shooting me deals to run #'s on. I still have too much of the "control freak" in me so I tend to overanalyze the deals. The important thing is that he is hanging in there with me even though I run him ragged. We have look at over 20 properties & made a dozen offers in the past two months & haven't closed a single deal.
I think that being upfront with him made the difference. Letting him know that I will offer low & will look at many properties that won't be offered on allowed him to decide if he wanted to work with me.
We've built trust and he now gets me into properties quickly (sometimes on my own) & on my schedule.

thats something ive wanted to learn about since the start. now i know how to go about talking to them, i can then start finding a agent whos able to get on a level we both can agree on.
