What all do I need for the Assignment deals? I mean everything....
And What do I need For the IEE Deals? Also everything...
I have been doing some hard core research and would like to get everyone in the DG familys advice...

pages 149-168 it explains which Documents you will need for both IEE or Assignment with slight variation in each strategy after you've gotten you offer accepted by the seller. Thank you. I understand the basics. I was just hoping that someone who has actual on hands experience with these two would tell how they did it and what they used to do it. I understand how to, but it would make me more comfortable if I saw how someone else has actual put them into action. Thank you for your answer Altcamel, you are always so helpful.

I have not yet assigned any deals but we are in the process of putting our game plan together which includes building a buyer's list. I believe the most important aspects of assigning deals are as follows:
1. Build a buyer's list that is always a list that you will be updating and adding to. Buyers tastes may change and the appetitie for deals may change in local areas or what they want to pay, so always stay current with your buyers aspirations of what they want and what they want to pay.
2. Find the types of deals that will appeal to your buyers. Make sure there is enough of a profit margin to get you paid plus appeal to your buyer. the larger potential profit the better. Your buyers may get a great deal and always want more deals if you find them a great deal!
3. Lock up the potential deals and make sure you have some exit contingences in your contract to purchase if the deal or assignment does not work out.
4. Repeat steps 1, 2 and 3 (as often as possible)

Thanks for the info Joe. Now when you say lock up the deals... when you a have a cash buyer. You use the "and/or assignee" right? After your name of course? is their any other docs you need for this kinds deal to happen? i have a buyers list again.... lol I said I was building one again I have it! A couple of people emailed me this morning begging to know if I had any props left....

Yes, when you complete the contract offer to purchase, include the "and/or assignee" after your name to give you the right to assign the ocntract. A cash buyer that can close quick will make the deal go extra fast and smooth. The assignment arrangement and payment you work out with your buyer will be up to you. Good luck on all your deals.
