OfflineHelp,, my real estate agent alerted me to a home that is due to forclose in just a few days. I can't move on the home that quickly, due to lack of funds. I thought I could possibly Bird dog this property to an investor. Does anyone have any quick suggestions on what type of add I could post on Craigslist.com, so I might get a quick response. Please any help I can get is much appriciated.

was originaly listed @ $164,900 but price has come down to $157,000 & my realtor thinks that an offer of 130k could get the job done.
I have a list of sold comps in the area that range from 170k-200k for sililar types of property. So I think there is great equity in this home. I would think if I can bird dog this broperty to an investor and collect a fee of $4000($1000 per 10k of real equity) it is a win, win, win for all.
Any sugestions?

The buyers that I have will not even consider ANYTHING that is not AT LEAST 40% below FMV. (even before you include your fee) Do not forget that this property is "due to foreclose in just a few days" you will have a hard time finding a more motivated seller! Offer way lower than the asking price - with the best will in the world and the best ad that you can come up with I do not think that you will find an investor if it is not a great deal and if it doesn't work out walk away, there is another great deal around the corner.

You may need to call your credit card and ask them if they have the number. You defintely should not cancel the course as it will be beneficial to you if you are wanting to make money from real estate investing.
