Bank will probably not accept an assignment clause
2, who will pay for title search ? can we put in the contract that the lender pays for it?
Normally title fees are split betwen buyer and seller. You can ask for the seller to pay the fee.
3, can i do double closings on reo property?
I would think you could do a double closing on an REO property
