Hi Al, I started going thru craiglist before I ever finished the book or completed my mentor modules. Although the deal did not pan out, I have since gone on to other deals and even working with another DG member. Still not one in the books yet, I have gained so much knowledge since starting this course, it is truly amazing. I have even worked with one of my coaches on a deal that would have been deal number 1, but it got into a bidding war and I dropped out. But I so love this crazy business that we are in, just sorry i started so late....Jan
At first I wanted income producing properties, so I selected a Winter Resort Area and it took me three months to fine the right property and close on it and get it rented out for the Winter and I used it in the Summers. The property was in Maine and I was residing in Boston, Ma. Before, I started looking for properties, I had my financing already in placed.

Thanks for telling us your stories. I had done some property investing before getting involved with Dean's program. I had purchased three pieces of vacant land in Colorado mountains. The house that I first purchased when we moved to Arizona, we refied then signed a lease option to a potential buyer. Then we purchased a beautiful home in North Phoenix. When the lease was nearly up, the tennent decided to pass on the sale, so we prepared the property for sale again. We were lucky because the property had appreciated considerably over the time of the option lease. We were able to sell the property for nearly $180K more than we had purchased it for 15 years earlier. We used this money to purchase a vacation home in the Arizona mountains. I had inhearted a 20 acre parcel in Michigan. I traded my property with my sister for a parcel that was not as valuable, but had a positive cash flow. The property I now have is a Christmas Tree farm. I make enough each year to pay the taxes, plant and spray trees, and have tow to three thousand left for profit. When My wife and I saw Dean's infomertial on TV, we decided to give serious investing a try. When we were calculating our net worth, we found that a very large percentage of our grouth was in Real Estate. We figured if we could do so well not knowing what we were doing, we should be able to do considerably better with some training. I believe we started in May with Deans book and course. We are now incorporated (American Dream Properties, Inc.) We purchased our first home last weekend at a REO auction, and plan to flip it. If all goes as planned, we could make $60K on it. With all the studying, planning, and preperation, it seemed like our first deal would never come. But it has, and we are looking forward to many more.
