I've got this deal im working on? Its my friends mother inlaws house. This house is condemned so shes not living in it. It needs a lot of work. The homeowner or my friends mother in law is living with her daughter. She's not working so the house is just sitting there. Now i think the taxes are going to be coming due plus i think that the city is going to be taking her to court because nothing has been done to take care of the condemntion. What kind of a deal could i possibly offer her? What are the first steps i should take?

Talk to the mother-in-law not your friend! Tell her you are interested in the rundown property .Remind her she is about to go to court over that property.Say you will pay all taxes and Tell her it would look good if she has gotten rid of it before her court date.If she is not going to clean it up! Plus that would give you time to get started on cleaning it up, Because if she goes to court she will get fined.(Heavily) Plus if the city has to come in to clean it up another big payment, Then it will be out of reach ! Then you get the property for the back taxes.Let me know what happens.Sincerly darrell334
Do you know if you are a Tax Deed state or Tax Lien state? If the taxes haven't been paid for a while, depending on your state, the property deed or property tax certificate will be auctioned off. This is completely different from a nuisance charge for unkept property.
I would talk with the owner and find out - how long has the taxes not been paid? Check with your county courthouse to see if you have Tax Deeds or Tax Certificates at auction, it will make a difference. Other than that, if you can purchase it from the owner, the taxes will have to be paid before ownership can transfer.
Also, be very sure the property isn't so bad that it's worth buying.
