I just started Deans Real Estate success Academy on Tues. 8/26/08. I went through course 1. I have set up an appt. with our old realtor to come over next week to discuss investing(when I said old, I didn't mean SHE'S old..I meant she was our realtor when we bought our home 4 years ago). I have called our accountant since tues. night to discuss whether or not we should start an LLC, S corp, etc. He hasn't called back yet. If he doesn't call by the weekend, I think I may look for another one. I want to get going & not let my business hang on & wait for someone else. I drove by some houses today and called the town hall to get information on 2 houses that looked abandoned. They said 1 is a possible foreclosure but they don't have that info. yet and the other one has been sold already.I told her I would check back to see if they had anymore info on the other house next week(should I have done something different) I am so new at all of this, that I'm not quite sure what my next step is...but I am really proud of myself for calling and making that move!! I am going to be going through the 2nd course of property evaluation and making offers. I am sure this will all start to make sense to me soon.....right??!!!

Okay..my Accountant called last night and we discussed how to protect our personal properties by starting an LLC....I'll be going online later to see what I need to get that started. I was told by the advisory line to go through the Assignment of Contracts course when I called with a question..just finished that! I need to finish reading the modules that were assigned to me after the getting started course. I feel a little overwhelmed and not sure which way to turn or how to start....do I wait to speak to the realtor on Tues?...or do I start moving on my own? Oh boy...I'm sure I'll get it eventually!!

Welcome to the DG family/forum as I call it, we're glad you decided to take the plunge. My advice would be don't wait, keep a forward momentum going. Do what you need to do to get your LLC going because that can take time to establish as well. I know it's overwhelming, when you feel that way, take a break, spend time with your family, refresh yourself and then get back into the game when you're ready.

I finally finished reading the Modules 1-6, 16 & 24 and I made it through 1/2 of the 2nd course of Property Evaluation & Making offers. I have read alot of journals & feel like I am not making good progress...I still don't have any properties lined up. I am meeting with my real estate agent on Wed. morning. We are setting up a weekly appointment to go over properties so I do feel good about that. However, she is trying to tell my husband & myself that now is not a good time to buy (we should wait until after the election in Nov.) what do y'all think about that? I know from what I have been learning that it is never a bad time to buy but do you think the election will have a big effect on the real estate market?
