My Latest Short Sale and The Re-negotiations

I recently had an offer on a short sale accepted. It was an offer I made in May of this year. At that time I offered 240K on a house that had $375K owed on it. At the time that would have been a top notch deal but now since the acceptance last week, I had comps redone and access to a current appraisal.

The comps are now around 185-210 for the same house/area. So instead of signing on the deal I sent back an amendment/counter offer offer if you will. I explained and attached the current appraisal and comps to just my lower price. I now offered 190K for the same property (using and/or assigns as well) and after 3 days, I get a call from my agent today telling me they accepted it. So instead of walking away and saying that it was a no deal, now I have a short sale that I am satisfied with and a property I am getting ready to market for sale.

I totally agree with the "if you don't ask..."

I use this in every area of my life. I was supposed to have to work at my J.O.B. this past Saturday. I asked if there was any way I could get out of it and there was. I wouldn't have known if I didn't ask, and because I did I got to attend a trng. event that helped to further my business knowledge.

It's so nice to be in the midst of a bunch of like minded people headed in the same direction.

Wow great story. I guess this is proof that sometimes it is better that these short sales take a while to develope. You were able to have time to read the market and not get stuck with a high LTV property. One more reason to put "and/or assigns" on the contract. In this market who know what 4 months time will bring. I am looking on Zillow and seeing people who bought their homes less than 10 months ago short selling at nearly $100,000 less than the purchase price.

I'm very proud of you girl! I like it when i read success stories such as yours. Speaking of asking, i was due to close another deal this thursday, but after evaluating the terms of the loan over the weekend, i've called them and asked them to give me a better interest rate since my credits are great, 100% financing and no pre-payment penalty fees. These are the three things i've requested when they processed my loan. I got nothing, zero out of three. I usually would like to get two out of three, but when it's zero out of three, i'm going to ask one more time of which i did that this morning. I'm waiting to hear from them, and if not, then they don't deserve my business.

I have nothing to loose, except not doing business with them. It's their lost. The mean time, i have contacted my lender in Utah for financing. They have financed all my properites included my last deal in May. I used to live in Utah, but since i've moved here, i'm trying to establish myself with the local banks here.

The real life stories......

Are SOOOOOOO helpful when learning this process. I cannot tell you all how much I learn by reading true life events that have happened to all the other students (Anita being my favorite!) Here is some advise for people who get overwhelmed like me, when you start to get confused, lost, dont know what to read about, read the real life stories of other students, this alone is probably THE BEST place to get info, an inside scoop so to speak........IF YOU KNOW WHERE TO LOOK AND WHAT TO PICK UP ON, read between the lines sometimes, try to interpret what they are saying in a way you understand, reading these stories not only teaches you stratagies and techniques but you learn the emotional side of it as well, again if you know where to look and what to pick up on, you can learn so much, I cant even begin to list it all, but its so valuable it can be used in all aspects of your life, therefore being successful in every aspect of your life, well at least to a point were happy with cause no-one's perfect Smiling Im babbling again, i'll stop now, you know what I mean, right? Smiling
