I got the book in July and began reading like crazy (I have the time, Im home A LOT!) I came too this site and started reading more and more and more. I was very overwhelmed (still kinda am) Im starting with bird-doggin and reassigning. My credit is poor and Im in debt so first things first. As of today I have completed building a website for my new venture and its up and running and Im very nervous and scared still, not sure why but I am. My next move is to start placing ad's. I will post later when I've done more.
My advise to newbies who get overwhelmed quickly is to just keep reading, dont stop because you get overwhelmed, thats actually a crappy excuse if you think about it, just keep at it, keep reading until something "pop's" out at you then focus on that, learn that thing then move on to the next. Good Luck

Well I worked on the finishing touches for our website. This will be an ongoing process, continuous updating etc..
I also placed my first ad on CL. Im just "feelin it out" I dont expect any calls (I hope for them) but Im getting my feet wet and this proceess seems to build up my confidence. I cant explain it Anyhooo I gotta get going, im baking garlic chicken with red potatoes tonight!!! YUM! I'll be posting more soon!! One step at a time, ONE STEP.
Ahhhhh! Dont let me forget my better half. He read alot of the book today. He also ordered the audio version of the book and we are waiting for that to come so we can listen to it over and over and keep learning. So we are still reading alot, this is an understatement too LOL!
We have been working on the website, trying to perfect it, make it better, you know how it goes! LOL! It will never be complete or perfect but we wont stop trying. Anyhooo we have alot more research to do, look up our notes we have been taking, put stuff into action. I will list in detail what those things are when they get accomplished Again its a one step at a time kinda thing. Im so impatient!!! More to come!
Morning All! Its a beautiful day here in Sunny California! We have been working on perfecting the website, seems its never done or good enough I re-did the listings page, had to be done, font was crazy, design was crazy, so now it flows and looks much better! While we have been working on this I have been thinking about how to attract buyers. Im going to work on making flyers, placing ad's etc only to attract buyers. I keep my buyers information sep from the sellers stuff, so when Im organizing the info on the website its already organized and easy to find when I need to add something to the website. Im starting to ramble. Thats my update for now. Be back soon!

I felt like giving up again. Im having a bad "week" Soooooooo, Im just gonna give it a rest for a day or two, re-coup and then get back to business!

Just take it easy for a day. Hang around with your DG family, go have fun with your kids (and spongebob?). But don't let go of your dream. We don't have to go full-speed every day. REIs are not superheroes. LOL Just don't let the excitement go completely. Don't worry. You won't be able to get REI out of your mind. You know it's the way to your family's successful future.
Have you gotten to look at properties yet? Line up some viewings for this weekend. THAT should get you motivated again.

I had to take a break, I was getting overwhelmed again but Im feeling much better and motivated again. I spoke with Anita (very nice woman) and I am in the process of obtaining an agent. I realize I cant do much without one at this point, so Im interviewing so to speak until I find one I like, that fits my needs. Once I find the right agent I hope to make an offer on a place soon then reassign it. Thats my goal and Im stickin to it! I'll keep you all updated!

Ok Ive decided I need an agent and I tried calling several. No one ever calls back so I decided I needed to go to an actual office to "see" someone and talk to them. Everyone Ive come across seems to be familiar with the word reassigning but they are scared to work with me, why is this? So Im going to place an ad on Craigslist for an agent thats familiar with re-assigning, who is not afraid to make money and help me. I'll let you know what comes of it.

I went in, I stood strong, presented my offer, made her give it to the owner, told her Im open to a counter offer, I signed ALL paperwork on initial offer "And/Or Assigns" (agent asked me what it meant, I told her I forgot but my mom told me to do it that way) she is faxing offer to seller and i will hear back with counter offer tommarrow. WOW! I actually did this. This was a huge step for me and OH SO SCARY and Im not done yet! EEEK Im scared and excited. I'll keep you informed!!!

but thats ok. I didnt plan on them accepting my offer anyways. But I l'll keep in touch with the agent and wait till the shock wears off this seller.
I am starting to understand the "BIG" picture here and this frustrates me and excites me at the same time. Im thrilled to be learning this process, thrilled beyond belief sometimes. Im getting more of the big picture everyday. The more I read, the more I try (trial n error), the more I find meaning all the little things in peoples stories I need to be picking up on and interpreting properly, The more I get it and the more I realize Im not as stupid as I thought! I will never give up! I cant afford too.
The agent called me back with a counter offer I am to meet with her tommarrow. I'll decline it, and counter with a much much lower offer then my original and attach all my comps I have alot on this one that could work well for me in the long run. We will see. Anyways, this one is supposed to go to a short sale. He owes 800k, I offered 800k, his house is worth 725k to be generous We will see where this goes! As Spongebob would say "Im Ready!"

And I met with a mortgage broker who specializes in loans today!!!!!!!! He was perfect for me and what Im trying to do and he was willing to try a re-assign with me (he has never done one but is willing to learn )Im thinking this was an excellent opportunity and Im going to benefit from this meeting I can feel it in my bones!!!!
Im working on a buyers list right now, which is coming along quite well!!! Im learning so much I cant keep up with all I have to write about so forgive me if I forget things and if anyone has a question about what Im doing or how I did it please ask.

Hi to all who read this! This is the current situation:
This guy who has listed the house is a friend of the owner. He used to be a mortgage guy etc and now has his own llc set up. He mentioned assigning the property to me. I went to see the house today, its a gem!! Seriously!! needs new updated kitchens and bathrooms but they look good enough that I wouldnt need to do anything to re-sell the home, the home is in great shape to re-sell even if I do nothing to the property. I found out the owner has 2 mortgages, one for about 670k and the other at 200k. The guy who is listing the prop is working with the banks and negotiating a lower price, basically he is doing all the serious grunt work which I think I could benefit from if Im thinking correctly. anyways he also told me since im not working with an agent he could give me an even better deal (I didnt mention any number cause Deans book says not to be the first one) I cant believe I didnt say a number, that was hard for me! anyway, so I told him I am very interested and asked him to figure out what number works for him and to call me. He said he would He also said this would be a short sale, I went to realquest today and the status of the prop said foreclosure and it also said an auction happened on the 16th of September, so Im assuming the bank declined all bids and I know there were bids, everyone wants to live in this area, specifically this area! So again Im assuming the bank is being a tightwad for the moment. This guy Im working with is working very closly with the banks, I have a good feeling about this. So right now Im making my leverage list. I was also lucky enough to run into a neighbor when I arrived to view the prop early He told me that he knew the roots of the pine tree were effecting the foundation, he also informed me of a cabana club around the corner, and was very happy to brag about how wonderful the neighborhood and neighbors are! So here are the numbers I have so far (still working on them)

zillow: Zestimate is 850k, in the last 30 days gone down in value 8k, over last year has reduced in value 15.3%=153.5k
Zillows value range was756k to 926k
Her 1 mortgage is about 670k
Her 2 mortgage is 200k
Owning 870k
again its listed for 787k, its a short sale, listing guy is working directly with bank, eliminating any work I would have to do with them (bank), he will assign to me and wants to do a double closing, but my intention is to immeadiately re-assign to someone else so would that make this a triple closing transaction? Is that possible? How do I do this? And Im getting very scared again.
advise? Im sure I can do this on my own........buuuuuuuut any advise is always welcome as I may be missing something I didnt even know exsisted, who knows!
