For anyone interested, Los Angeles County publishes a book of properties that are up for sale in LA County for past due taxes. You can oder the book from their website (Google LA COUNTY TAX ACCESSORS OFFICE) or you can buy it from office in person I think it is around 22.00.
The actual tax sale is in February and there is a 5K deposit required to register for the sale.
Pass it on even if you are not interested, someone you know may be.

I was just hearing the tax lien module, and it is interesting to come across your article here. I live in Hawthorne, and am pretty new to "the family", just hearing about Dean back on Aug 26, 08. I have known very little about REI, but am learning. Thanks for the info about the $22 book. Pas. Greg
Is the $5000 registration fee refundable, can the deposit be used to purchase tax liens? What are the rules for deposit refunds?

Now as for the 5K...
It is your registration fee BUT it is also the down payment on the properties. If you bid and get a property UNDER 5K then its paid for, if yo bid and it is MORE than 5k then you have 30 days to pay the difference between what you bought it for and the 5k deposit

My wife is even more interested in this than I am. She met another lady at a seminar, and they are talking about going to a tax lien auction together. Thanks again Anita.
I sent an email to the LA County Assessor. I want to see if they will verify
this info about the book and deposit.
Auctions are very competitive at this point. I wouldn't recommend buying this way. Although, it's a good experience to see how it works. In Arizona you can buy the tax lien certificates over the counter after the sale. So for instance, if the property doesn't sell at the auction you can purchase it over the counter. California is different from Arizona as it's a deed state not a lien state. But tax liens are a good way to start.

I haven't heard directly from the LA county assessor, but my wife says she has, and also from others, that LA doesn't sell tax liens at the present time. I will look for a return email from the assessor to see if I can get the correct info directly, and then post it here.
You should CALL the tax accessors office and sk for the tax sales dept.
Elena gave so good insite but that simply does not apply to California nad I happen to think that the tax sales are a great way to buy especially if aster you purchase you can get the original owner to sign the waiver of redemption and immediately take pocession of property. Some counties in Cali dont even have a redemptin period if taxes that are owed are over 5yrs
