So i've been having some trouble getting started. Im trying to start with assignments so i started looking into FSBO's and all the ones ive seen in my area are all redone and are close, if not at, FMV. So then i started looking into preforeclosures again and went to my local courthouse to find the people working there annoyed and very unhelpful, but did get a website claiming to have all the info. Im having trouble with my comp so i havent explored it in full yet. I was emailing a friend of the family who is a realtor who said she'd get me comps, but instead is telling me she has no idea how i am going to make any money in this area with the market the way it is and told me good luck. what should i do now? should i place an ad on craigslist looking for a realtor who has experience with investors? i really just want someone who can get me comps and any info they have on foreclosures and what not. i feel like everyone around me is trying to discourage me except my boyfriend and sister. anyone in the same boat?

i am also looking into probate houses. from what i hear you can call your local courthouse and ask for the probate office or if they have a website. anyone worked with probate houses?

First of all quit listening to people that have negative attitudes-they suck. Also, you can do this in your area. Decide to do it "no matter what". Put up bandit signs in your area and hang on because your phone is going to start ringing. If the people at your courthouse don't want to help you so what-you don't need them anyway. The website to get foreclosures is www.4closurealert.com. It is the one Dean promotes and it is fantastic. As far as a realtor do this-call all of the realty offices in your area and ask to speak with the newest agent on the sales team. Then tell that agent you are a new investor and you are looking to partner up with someone who wants to work. Trust me you will find someone. Then when you start finding houses find a way to include them in on the deal. You will have a friend for life. Go out there and get it done. It's worth it.

cbr always has the good tech stuff to help you out, so follow his advise. All I am going to ask you is HOW BAD DO YOU WANT THIS??? If you have the TALD audio program listen to the first few audios that Dean gives, I believe they are numbers 1 thru 4. I listen to Dean at least once a week. They are not the type of motivational stuff you would pay big buck for, they are down to earth. Take my word for it, listen to them, it will help, and tell the negative people in your loop to buzz off, they are cramping your soon to be wealthy style!!!Good Luck...Jan

need a realtor, then get one, you have the solution to your questions right in your post. Place an AD in craigslist, or backpage.com stating that your in need of a RE investor FRIENDLY realtor, agents will reply, trust me. Guess what, there will be road blocks, it's what you do to get around them that seperates you from the failing so called "RE INVESTORS", "JUST DO IT", CLASS DISMISSED, SULLY.

Don't get discouraged. I almost did when I felt like I was "hitting brick walls" too. The DG community will always be there to help you with your questions and give you the support that you need.

It sounds like the market in your area is still going pretty strong. If I may make a suggestion, when your out driving your target area look for houses that seem to be vacant/abandoned. These may be possible fixers that other investors didn't take the time to research. You can always get the name and a current address for the owners of those run down/abandoned properties through the county treasures office. Most of the information should be online at your county treasurers website.
Now, you could either send those owners a letter to see if they would be willing to sell, or you could do a reverse look up on whitepages.com to locate a phone number for them.

Also, jot down phone numbers from "for rent" signs. You never know when owners of rental properties have had enough and would like to just get rid of their rental properties. Or, you could ask them if they would be willing to lease purchase their property and then assign the lease purchase to someone else for a higher price. The options are endless!
