Search google for "hard money lenders". There are lots of listings of lenders out there. I would not recommend using sites that require a fee or want your email address to get the info, as they likely have ulterior motives other than providing lists of lenders.
Brent, first of all congratulations on taking the first steps of investing. I can tell you are a motivated. The thing that sticks out to me is the fact that you mention " I'm willing to find the deals and tie the property up, and lease to own" which does not require conventional financing. Get them before they become an REO. Have confidence and go out and do it! Just remember what Yoda says "there is no try only do".
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!
