Had some luck with the assignment of properties, but the PA Dept of revenue is making it a bit tricky now. Have abandoned the idea, and am now putting together a group to Flip with cash. More profitable for the time investment, and less effort.
im also from the montgomery county area and looking to start pursuing REI. i was looking to buy my first house (possibly a forclosure/REO) that i could live in and fix up and sell in a year or two, but i was also looking to try to assign deals. what are some of the issues with the PA Dept of revenue making it tricky to assign deals? im trying to learn as much as i can to gain the confidence to actually act on it. I'm in the York/Harrisburg. I just finished both of Dean's books. But I'm having a hard time finding homes in the York area with enough equity in them to make any money. I put a few offers into the banks but they don't seem to want to budge. Any of you finding anything?

Both places I have located and checked out investors that whole sale deals to other investors for great cash flow and equity. They also manage the properties for you also. Let me know if anyone is interested and what programs are out thier to aid investors that I came across.
