to day i will spend some time on the advance trainning videos , just waiting for the closing friday for my first bank owned property, now im scratching my head on figureing on getting another prop with hardly any cash flow right now, if annitta can do it so can us

12:00 DO THE FINAL CLOSING ON THE TRIPLEX SIGHN LOTS OF PAPER WORK ,THIS IS ACTUALLY MY FIRST MORTGAGE ,THE OTHER TWO PLACES I OWN IVE DONE OWNER FINACE
13:00 WENT TO THE CATTLE COMPANY RESTRAUNT WITH MY AGENT I PAID FOR THE MEAL ,I WAS TOLD THIS WAS GOOD TO DO FOR FUTURE DEALS. VERY GOOD MEAL I NIGHT ADD
14:00 I WENT TO THE INSURENCE COMPANY SIGHNED APER WORK
15:00 I WENT BACK TO THE TRIPLEX DID ANOTHER WALK TRHROUGH BY MYSELF BRAIN STORMING. NEEDS TLC.BUT WORTH IT!!!
16:00 I DRIVVING BACK FROM ANCHORAGE TO WASILLA
17:00 WELL I MADE IT HOME , I THINK ILLE KICK BACK TONIGHT

lots worth 45 50,000 ,house is being rented out for 1200 a MONTH LONG TERM TENANTS FOR ALMOST 5 YRS,ITS A RETIRED COUPLE THAT PLANE ON MOVING TO HAWAII THIS FALL THERE DOWN SIZING, THEY WERE WILLING TO DO OWNER FINACING , WITH 15,000 DOWN AND 15,000 IN ONE YEAR REST OF TERM 20 YEARS AT 6.5% WITH NO PENALTIES
IM SURE I COULD TALK THEM DOWN ON THE DOWN PYMENT THEY SJUST WANT SOMETHING IN THERE HANDS ,I TRIED TO USE MY PLACE OUT HERE AS A LEAN FOR DOWN NO LUCK , IT DOES NEED A NEW ROOF SOON THATS MY LEAVAGE ON DISCOUNT ON DOWN I THINK, MY PROBLENMIS WEHRE THE HECK DO I FIGURE OUT THE 15,000 DOWN , IM THINKING HARD MONEY LENDER HERE IN THIS STATE ,

to day was a fun day for me i have a friend that flew hes plane up from oregon ,so we went flying around palmer and the glacires here for ahlf the day , man that plane can turn on a dime , its one of those acrbatics planes two seater front back he whipped it around i didnt know which way i was lol, it was fun we got to see moutnain goats up on the cliffs , im glad i went.

today i went over toa friends house i had a pld chrome bumper i wanted tos stick on my truck ,we ended up cleaning the bumper put some rust inhibater on it then painted it woith some truck bed paint gave it some texture, making do what i have, i owna 86 chevy lifted 6inches with 35s tires for aff roading

this morning i headed to anchorage from wasilla today to work on my triplex , works on the outside today mowing the grass it was 3 ft high lol , add my friend walt come by today we looked over the units again figured what we need to do , so i spent the whold day there working sweet equity , got home around 6:00pm
thats it for to day .

hi every one today i finally got my power and water,gas all in my name untill i get renters , what aday waiting around for my turn then waiting for the paper work to be done , i got a little bored just waiting for things to get done but its done now,we are working on my first two units painting , my handy man picked out a nice darker white for the walls white for the ceilings i like the color constast, makes the apartment look nice again ,still got a way to go on the 3 unit apartment , that one needs the most work
our plans are to have white tile in front of front door
for taking shoes off next to clossitt door ,new carpet in livving room, refinish the wood floor in kitchen area, put new carpets in bedrooms , the bathroom needs work the floor is soft so were tearing floor out from bahtub to door put new plywood in then vinal it put the pieces bask in ,its comming along .that ws my day today man gas is getting out of hand were paying 4.40 right now up here we have two refineralies what the heck!!!!!!!

hi everyone my other computer cme down witha cold ,so its in the shop being repaired so tonight im on my lap top,ive been working on my first three plex getting it painted fixed up still got a ways to gobut making progress,other then that taking it one day at a time, i promise days to come i will have a better jounal,

on starting your journal. check with your bank again and see if you can get another approval for a second home the dp is less on a sec than an investment property and go from there, it may work for you, you never know till you ask

good evening everyone , speacial thanks to rina, eleana, for keeping me cheered up thanks guys!!!
after 6 weeks on a projuect i figured to tak 3 weeks at most is finaly wrapping up now , in morning new carpet is being laid down in my last apartment apartment #3 finally somne final touch up be ready to rent already , ive had people comming buy looking atall the apartments ,shouldnt be long now, this being my first rehabb it didnt go as smoothly as i pictured but its been worth it!!! dean has helped me with is books and the live phone conferences listing to the otheres going though what im going through, i wish i could move faster on getting properties , but hey im learning as i go here, take one place a t atime , ive found myself guessing myself ,but i just kick my self in the but and try and think positve!! my goal is i want 4 more places in the near future , im hoping i can pull that off,
IF ANY ONE IS INTERESTED IM LOOKING FOR PARTNERS , NATION WIDE , MORE HEADS THEN ONE IS BETTER!!

We want to get it rented and cash flowing asap! I'm so glad you got it done, the snags were just lessons you needed to learn, I've been going through that myself lately. But I'm still going strong and glad to see you are too. You know I'm down for partnering with you, we've talked alot and have been through some similar situations.

we have people walking through the place now looking good , i went and got a property manager to do the leg work for me , 8% is waht hes charging me , we had a few application filled out being screened right now,the mi prop i still got still paying taxes on it lol, i have a realator trying to get it sold but as you know mi right now is hard , im open on partnering with you , i was thinking we need to target a area and do the research , see what we can find , i havnt really thought of a specfic place yet , i really think having two heads is better then one ,

i got good news i now have 2 out of 3 apartments rented now on a 1 yr lease, i have another person for the middle 1 bedroom unit that we are checking hes background, everything is looking good on my anchorage triplex
on a more of a personal thought,
all of you have heard of sarah palin, from my standpoint since shes been my mayor and governor for 10 + yrs shes a good strong person , shes done alot of good for us up here in alaska, a lot of you dont know her but i would suggest you listen to what she has to say ,im pretty sure she will surprise alot of you with her knowledge, just my personal thoghts . lets be fair on the media circus all the other canidates went throgh what shes going through
she will pull though thats how confindent i am of her!! im not trying to affend anyone but shes agood person cares about us the people!!

i got good news asof today in finally have all three apartments rented on 1 yr leases, the last 4 months has been quite a exsperience for me and more to come!! i now have my llc with elenas help it wasnt that hard i did it all online, thanks elena!!!

I am a Virginia native who recently moved to Phoenix AZ. I came here because of lower housing costs and the opportunity to work in a bigger store that satiates the recording desires of the musicians market. For some weird reason though, Ive always wanted to either visit or get the opportunity to live in the North (or South) pole when proven convenient. What would you say would draw someone to that kind of climate/territory? Ive heard the scenery and seclusion just 'fits' some people.
