Hello world!!!
Here I go diving into it with both feet. I hear chuckles but never mind, it couldn't be worse than my first door knocking encounter with a hostile homeowner.
I have to make a confession, which I suggest most newbies don't do. I skimmed through Dean's book and got to Chapter 16. Because of proximity of a public library to my house, I thought I'd pull the legal newspapers. Some are available by subscription if you have the $200 to pay for it. I say I don't suggest skimming because every chapter builds on the next and the next.
Sorry, I will have to go back to basics. Maybe if I read Dean's book chronologically instead of short circuiting it, I would have handled the screaming pariah better.

9:00 logged on to DG and checked blogs
10:00 dialed in to erase back pain webcast; missed mortgage broker meeting because webcast took 30 min. longer, but info being shared is too impt. to me
11:30 back to DG blogs
11:55 received call from my REALTOR partner re Half Shell house, a REO we will make an offer on Mon. to rehab. Also talked about mobile home park dev. in Reno NV I started 3 yrs. ago but was back burner(d) because of car accident in Jan 2006
12:30 call back mortgage broker to set up another appt.
12:40 received call from Short Sales Executives in CA re: submission of 3 short sales proposals to the bank on Mon.
12:50 send standard letters to financially distressed and out of town owners
1:00p Read DG's book
3:00p Update proposal for mobile home park dev and analyze profitability of Canyon Ridge and Newbold houses
5:00p Prepare for mass at 6pm
7:30p dinner with my son
9:00p - 6a Blessed Sacrament adoration at St. Elizabeth Ann Seton church
Sunday is for Our Lord. I will see you on Monday 6/2. Have a blessed weekend.

Because of a very late night (or very early morning, I must have caught some zzzz's at 4:45a or so. I was scouring every nook and cranny of the DG site and find the posts, the discussions and everything else very informative. For the very first time in my very adult life, I held the Book for less than 20 minutes. Hopefully, this DG addiction will wear out.
I am like a sponge just soaking everything in and the info you get is just incredibly real, I feel I would be wasting my time looking at other sites.
I don't think I can pretty-up the rehab est. enough to be comfortable with it. I think I will go with what I have and see what comes back when I submit it. If the house did not have good CF potential and is not located in a prime location, I would have dropped it. It is too painful to estimate repair cost, I am afraid it will be shut down by the reader if it becomes obvious a neophyte did it.
Anita, Rina, D, and anyone out there, have any of you folks done any rehab work and made money with it?

I have done rehab work and made money on my primary residences, but not on an investment (sencond) house yet....YET!
Both of the PR's I have owned were all original when I bought them...I redid every room.

Yes, we do rehab on almost every house we buy. It has always been profitable. But then again, we do most of the work ourselves, and MOST of them we keep as rentals. Lately we've been hiring a lot more out since we have so much more to work on. I have learned from wise ones on the site that you can make money WITHOUT killing yourself!
By the way, you should have D show you the pictures of his work. It's beautiful.

What part of Mo are you? Before I got hit by a man talking on his cell, I was flying to St. Louis every month for meetings. Having lived in the mid-West for three years before my employer transferred me to LaLa land in 1976, my son and I frequented many beautiful places in your state (we took advantage of the short summer to do it). Hopefully, I can visit again when I am able to travel again. You and your family can also come to sin city.
I also meant to respond to your other post. Please do not understate what you are doing. The $$$ amount is a relative thing. In your neck of the woods, homes do not cost as much as in my town. In CA, all you have to do is add a few more zeros at the end of home values elsewhere, again it is because of tinsel town folks. LV was playing catch up just before the market turned south.
A very wise man said that "life is not a destination, it is a journey". I guess to a certain extent, RE is a destination because we have to close the transaction, but as for me, I think doing a million dollar deal vs. a $100,000 deal requires just as much work and the same processes regardless of the $$$s I certainly would not diminish the work that is done on it just because the value is less than those in the WC.

Actually, I am in Wisconsin. The very upper part. I'm sorry if I've been confusing people, talking about the Missouri house. It's actually on Missouri Avenue in the city I invest in. lol
I do drive through part of Missouri to visit my daughters in Tulsa, OK, though. You're right, it is a very beautiful state!
I would LOVE for you to come visit us if you are able. And it would be fun to visit LV. I have a niece that lives there. She and her husband are both teachers. They just had their first baby.
Well, heres to the journey, and our FINAL destination. THAT one I look forward to.
