Hello Everyone. This is a spreadsheet that I developed in Excel to help me track the properties that I put bids in on, their acceptance or denial and my profit from it whether it was a sale, assign or a flip (which I dont count as a straight sale. All the formulas are already in place so if you want to use it just save it to your computer and make any changes you deem necessary. It comes in pretty handy if you are making multiple offers at same time or even as a quick at-a-glance cheat sheet. I hope you can use it.

This is tremendous!!! I was going to create one because I have 3 SS in CA, a manufactured home park near Reno and 3 in LV. Right now, I can still recite their status from memory because I can count them on the fingers of both hands, but I know I needed one when they number >10!!!

D - I have one with repairs on it as well but I use this one just for a quick cheat sheet. The one with repairs also has a few other things on it but its great that we are all thinking alike...lol

Anita and D, do you have $$$ (ballpark is good!) for each possible rehab work?
I downloaded Dean's rehab file from this site but it has description of rehab work possible. The $$$ fields are input values.
I don't know if there are industry standards I can pull. I googled it and got back information from NY. LV is a young town and not much is available on the web. E.g., I got quotes for painting the exterior of a 4BR/2.5BA/2car bay house for $2,500, floor covering (carpet and vinyl) $3,750 for a house 1,602 sqft of living space, etc., etc., etc.
Over time I know I will get the hang of it, but for now getting quotes is a long drawn out process. I thought there might be a faster way of doing it even if it means picking the brains of someone who is willing to help.

well the prices are all different in different states. I know here in DE paint will cost 300-400 per room. Carpet will cost little over 3k for a 3bd 1 1.5 bath house. Hardwood refinshed about 400 a room, steps about 500 per flight. Electric about 120 per hr....and so on....
