Rina's journal prompted a new forum section where every member can start a journal to document your progress and get feedback on your activities and strategies from other members.
You can add to it as frequently or infrequently as you like, with as little or as much info you want to post.
By keeping a journal you will not only be able to reflect on your own progress in REI, you will be able to see things ideas or strategies that aren't panning out and should be modified, and focus on those that are.
You will also be able to get insight and perspectives from others in a light you may not have considered.
Anyone can start a journal here, from the prospective investor who just got interested to the most seasoned pro.
If you are new member, maybe start with the basics:
"Today I got Dean's book and have read through page X. So far, reassigns sound like the most interesting start due to the low risk and little capital needed."
Then add you go.
Keeping a journal will both instill discipline and continuous action to move forward, the two key ingredients that most people who give up never achieve.
We all look forward to following your progress, trials and triumphs!

I've been watching Dean's Insider videos and decided I'd better get started. Most recently I've been reading and taking notes from the 30 DAYS TO REAL ESTATE CASH. I will be finding real estate agents to work with in the Silicon Valley area and following the rest of the steps for Days 1-5.

The best thing that I have learned from all my DG family members is to prepare and know your entry and exit strategy from wholesale and my rehabbers. Studying all of your recommendations and suggestions. I have complete all of my listings for building a strong buyers list and now I will be preparing to begin posting them tomorrow 9/16/2012. The greatest feeling about all this, is the exicitement of finding a meaningful purpose in striving to reach my goal. Thank for sharing all your accomplishments, achievements and goals with investing. Because of "YOU" many of us can find all the strength that they never thought possible.I have Completed on righting down my motivation goals.

I don't know what I am doing wrong,I am a newbie investor and I am trying very hard to make my first deal, I saw a house that an agent post with a sign in the property yard in my neighbor-hood I took the an his name I know I have to call him should I ask him for the asking price? and comps, this is how I would determine ARV please "help" with some clarity I studying deans books, if any one can help me step by step its highly appreciate God Bless You All

I am giving this real estate business ANOTHER serious shot. September 20, 2012: I looked at a single family/ duples in my area and found it to be in repairable condition. It has a little over an acre and a house. It also has junk that needs to be cleaned up. They want $19,900 for it but I don't know if I should try for $15,000. The state fixed it up (some wiring, plumbing and vinyl siding) and brought it up to code I guess. They had a short sale price of $24,900 but it fell thru. So, I don't know to offer them $19,900 or $15,000. What should I do, please help.

I've joined the insider elite program and it's great but I asked a question of the experts and I don't want embarrass anyone but I don't believe my question was understood. Her it goes but I'll have to frame it first. I've sent out 300 letters to owners of property that are absentee owners that is they live outside the state where the property is located. the majority of responses I've gotten are from owner who are upside down in that they owe more than the property is worth. Now on a webinar from a competitor of Dean's they were saying that you could buy the paper, buy the owners loan from the financial lean holder at a discount and then give the property owner the right to buy the paper from you either buy quitclaiming the property to you or get a new loan on the property to pay you. I'm not talking about a short sale at all but rather purchasing the paper and then either getting the property or being paid off by the owners new loan. My question is has anyone in the DG family done anything like this? and if so would they be willing to work with me to do it more often. If it could be made to work it would solve a lot of people's problems.

Today I tried to figure out to email a completed Purchase and sale agreement I couldn't figure out how to edit in the info. then email to my agent since I'll be out of town next coupla days. any computer whiz's out there? Hi all! This is my first journal entry.....wait till you hear this......
Found 1 property for $149,900. 2 BR/1 B & submitted an offer for $50,000. Their realtor said that the property was worth more than that, but submitted it anyway. After a few counters, they finally agreed to $100,000 with probate approval. The papers were submitted to the probate attorney, who now says that the price was way too low & that he is going to offer the property to the other family members to see if they would like to purchase it at that price. The attorney felt that if this property was going to be "given away" at this price, it should go to a family member. What????? Isn't the function of a probate attorney to make sure that the will and assets are distributed properly? So here's the $100,000- go distribute it. Our realtor is livid. So are the sellers. Anybody have any ideas? Or opinions?
Now the 2nd offer was for a foreclosure, way below market value. We put in our "best & final offer" but upon hearing that there were 4 other offers, I had 2nd thoughts. My husband called our realtor and she said she would see what she could do, but she said that the other realtor did say "best & final offer". The bank's realtor was very arrogant & flatly refused to hear of any price increase on our offer & said that it was already submitted. Basically she said "tough luck". Well, I began researching & discovered that the attorney for the party that was being foreclosed on also handled some property transactions for us about 25 years ago. So we called him and explained what the bank's realtor had said & he told us to call that realtor & tell her that she is obligated by law to submit all offers and any changes to those offers to the bank. The bank's realtor was unusually "nice" & told our realtor that SHE got the bank to consider our other offer. Now, wasn't that unbelievably gracious of her??? lol We still haven't heard yet. But I must say, we are finding this to be so exciting!!!! We are having such a blast!!! So how was your day??????

I just saw my first post was almost 2 months ago. I haven't made much progress, but now I'm signed up for Insider Elite and following all the directions for the 30 Days plan again. I will have a realtor on board and more buyers next week!

I to have Dean's book 30 days to Real Estate Cash for about one month now. I found a REA who was going to help me, and now he backed out..now i am focusing on getting the buyers list started and am scared yet excited at the same time.
I need someone to in courage me and help me to stay focused at the same time.
My daughter is helping me to gather homes for rent and sent texts to all our friends and family last night. She texted 40 people and 7 replied. What she texted them and here is what she text them. If you find any homes that are for rent, send those numbers to me...you will be reimbursed for finding them." Is there other words to use? Let me know so we can get close to what we can do for our first deal.

I am embarrassed.
I am embarrassed that I have had this account for two years, and done nothing with it.
I am embarrassed that I have changed jobs twice in two years, waiting for a J-O-B to fulfill me - when I need to fulfill me.
I am embarrassed that I go back to May of 2000, letting a punk real estate agent tell me - you don't want to be a landlord, keep your job at the insurance company.
I am embarrassed that it took cancer to show me that I am strong enough to make a future for my family that does not rely on someone telling me when and where it will be done.
I came to this site today to be reminded of why I have read Dean's books and re-learn what I need to do to make it happen. How it HAS to happen is to start, and I have never started. I talked a lot.
Not this time. So, I am starting with step one - the journal. (Step 2 is to buy the new book).
I am excited. I am ready to make a legacy for my children not hope for 401K and a life insurance policy to make sure they can pay off my car loan I will still have when I am 93.
I will celebrate my 35th birthday next week and I still feel like I have not arrived. I am ready to arrive.

I have started and stopped more times than I can remember. Why, because I listened to what everyone around me was whispering in my ear. I was not smart enough, I was not young enough, I didn't have enough money, didn't know enough people, wow.... the noise never stops!! This time I have no one to get in my way. Today is day one of the rest of my life. Starting with my goals and will not stop until I at least have most of it down on paper. Reading Dean's 30 Days to Real Estate Cash and determined to stay the course until I make it this time.
Day two....
The beginning of day two. Got a good start on my goals. Need to refine and expand today, but feel good about what I have so far. I can truly say that I have never been able to put goals down on paper before. Not sure why, but the words just never went from my brain to the page easily. Reading the second phase of day one through five of Dean's book 30 days to real estate cash. Spending time listening to audios and reading posts on this website seeking inspiration and confidence in my journey.
Spent about an hour today reading posts from successful investors. Thanks for the encouragement! Went to an Investors Club meeting this evening to start the networking..... unfortunately I was a week early LOL. Will post next week when I actualy get to meet people.

Ready to go! Have the Education, now Ready to go! Will be working with different members to get the job done and LEAVE MY JOB! Have the pictures of what my future will look like. Put the pictures up everywhere! Walls, mirrors, refrigerator, write on index card and keep it with you. Keep some at work.
For the past few years, life seemed to get in the way. Now, this year, things have opened up and now I am ready to go and move on with my life. Anytime, I get stuck, I will ask for help. The one thing is I want to make sure that I do the contracts right and make sure all the monies get paid and nothing goes undone. Will let you know about properties in other states.
I am a very positive person, do not give up (keep on going) do not have any problem talking to or calling people, always truthful(my Mom always said, "Always tell the truth, when you tell the Truth you have nothing to Remember." I get in trouble for telling the Truth. (Go figure) Tell the Truth, Anyway!

I am 50 yo, but right now, I'm feeling like a kid, between scared and excited, if you know what I mean.
