I am very new to this (making money in real estate). I bought Dean's book, and LOVED it, but now the problem I am having is how do I start? I am not sure how you all begin to make some sort of initiative on starting a deal. I need a push to get going in the right direction. I am always been interested in real estate this is why I went and bought Dean's book, but again need help as to where and how I should start. Hope someone can help me ou,PLEASE. I look forward to ANY suggestions from ANYONE that I really has NO MONEY and BAD CREDIT at all to get started on his first deal. PLEASE HELP,,,,

Thanks. I don't know where to begin other than reading Dean's books. I contacted one of his sales staff but I felt so depressed after the call! The gentleman on the other end sounded so discouraged for me. I haven't done anything since then and it has been months.
I am so capable of doing anything and I choose to make it in Real Estate. So what do I do now? I have a broker that is going to show me some condo's or small homes in my area. He has my finances and is going to let me know what I qualify for.
Please let me know if you have any ideas. I know I need to commit more time to this endeavor.

lease options

I have a quick question regarding Lease options.I looked at a property a month or so ago and in speaking with the Realtor I told her I wanted to lock up the property in a Lease option and rent it out to someone else and said that was not legal in the state of Connecticut any suggestions. Maybe I'm doing something wrong??

I also want to know if anyone wants to be my penpal/Mentor - a teacher and friend that can help me understand what the hell it is i am doing or pretending to do.

I dont have the thousands for the ongoing system - anyone just want to chat now and again?

I am serious about the need to invest in all areas - I have the basic idea - but need real help to get a genuine hold on it all - just very lonely out here and I am looking for someone who was there once !!

Hello i am new to RE and i got deans book and i was wondering what y'all think of mobile homes as a first investment is it good it is bad or what i really don't know and i have seen a lot of good offer for my understanding for these properties. Plz and thanks for the help??!!

Paul my suggestion is to build your team first, it does not cost anything to start working with Realtors, Mortagage brokers and even Real Estate attorneys as none of these poeple will get paid unless you finalize a deal. Dean has some sample letters to brokers and agents I used these send them out on a Sunday come Monday I received about 6 calls from Realtors wanting to work with me.This is the best place to start and then things will start to fall in place.Hope this helps as I know starting this can be a little scary but you have nothing to loose. are we doing something wrong here?

My husband & I have been enrolled in the DG program since early Jan. Since we absolutely do not have any $ to pursue in buy/sell any properties at this time, we are going w/ the bird/dog solution by attracting buyers/real estate investors to team up w/ us in order to make some kind of profit from it. We have posted business flyers w/ our business info on them in local towns and passed out some business cards as well. Also, we have been attending to real estate business meetings and house auctions such as Williams&Williams to meet real estate business minded people but have not gotten a response at all from anyone for over a mth now. We live in a somewhat remote area in central NH (Canaan) so if we were to post anything elsewhere, traveling is far from us. With no money for gas to go to far away towns, it has been tough to get our business started. We're spending almost $100 to keep our business going but is not going anywhere...not making any profit from this at all and about to give up...very soon.
How can we attract buyers/real estate investors w/ little money and live in a remote area? We tried advertising on Craig's List w/ a couple of "ghost ads" but no response either. We don't even have the $ to put an ad in the local newspaper, so that doesn't help. Can someone give us some advice on how to go about this w/out spending a fortune.

I agree it sounds great, however, you need to make sure you are not engaging in the practice of Real Estate. In fact most states strictly forbid doing these type of things. I realize this post is old, but I want to make sure all are put on notice there may be problems associated with Instant Equity Exchange.

have you seen any ads from other investors that are selling/buying a house? maybe you could contact them and ask if you can find any houses for them, and since you live in a remote area, that could be a source of properties?

Instead of posting ads... look for ads already posted by investors...

Realtor...bird doggin/assignments...

Hey DG fam newbie here needing some advice..Since im jus starting out and new to to this i decided to start off bird doggin/assignment to get used of this. Im totally ignorant to all of this. I've been reading through the different forums you guys post, tryin to grasp the concept of this but im gettin there lol...but my question for yall is i will be startin off bird doggin/assignin, will a realtor be helpful for that? Yes, a real estate agent is a key member of your power team, even if you are starting by doing assignments and bird dogging. Agents can find properties from motivatede sells and a lot of times will have some inside information of certain properties.

No you are not required to have a business set up to invest. Although it is recommended it is not required.

Hey I just joined the team but I have been reading the book for almost a year now. I made the mistake of listening to others around me and did not trust in the material and knowledge that was being given to me by Dean. I am almost finished with the book and I want to start learning more hands on and practicing the great techniques so that one day I can land and close my first deal. Realtor told me it can't be done!

I'm new at this, and i'm trying my first deal with an attractive bulk sale of four new, never-lived-in townhouses. These are foreclosure, bank- owned properties that i was trying to figure out how to get with no money down. This Realtor/Investor that i was checking out meet me at the properties and we took a look at them. I told him that i wanted to see about taking over the properties with no money down. He told me that that was impossible because i would need things like earnest money, paying inspection, closing cost, down payment, etc., etc., etc. He said the bank would never turn over property with no money. What am i missing? What do i need to do to get this deal? I would hate to lose out because i need a place to live and since it was a bulk sale, i see the opportunity to live in one unit while i looked to lease option and/or sell the other three. I think this would be a great start for me. I just read through "profit from real estate right now" for the first time. I need to read through it again to see if what i'm trying to do is in there. But my reading is slow, and i didn't want this to slip through my hands because of my slowness. Help would be greatly appreciated. Thanks

do some research at your local hardware store.
say if you need paint for the whole house, go to hardware store ask them how much paint would you need to paint your whole house and how much it would cost..
and there you have your first repair cost..
do that to every thing that needs repairs in the house hold
