One specific topic that is always on my mind is the coming baby boomer retirement explosion-and how to profit from it. There are 77 million baby boomers retiring over the next few years which is nearly 30 percent of the U.S. population. I like to talk to baby boomers all the time to find out where they plan on moving, when, and why? One thing is for sure, most of them mention buying an RV, driving it west or south and living in the warm climate. Will they buy small homes,condos, or live in mobile homes? Should I be buying campgrounds right now in the south? Should I focus on condos? Maybe they will just rent apartments? The campground idea is one I haven't ever heard anybody talk about but it makes sense. Anyone have experience with them? One thing about it is this-he who figures out the billion dollar baby boomer question-will also be booming!

Higher and Better use also comes mind. Assisted living is going to be a huge market with cost of nursing homes so high. There are also great need for solar and wind powered ultra green buildings in the future. So many possibilities.
I love this business.
I think 2 bedroom homes are going to be very popular moving forward. They will be easy to maintain, cheaper to heat and cool and less expensive. Now is the time to get creative and come up with ideas that will spark the interest of the boomers.

I think your campground idea is great. I am going to buy a ton of land in the south and just build campgrounds everywhere.
Seriously though that is a good point that I hadn't thought of. It is true when I talk to the baby boomers they most of the time mention an RV. Might not be a bad play.

Research it well. A lot of problems in FL from what I understand: Insurance is super high- if you can get it. And property taxes are through the roof.
I am Arizona so everything I hear about is AZ and people moving here. We have a ton of old people and Phoenix has built a city that can expand and grow. I think New Mexico may be another hot spot. I agree with wmark that Florida has some big issues that can make it a little less attractive. I think anything Southern is good because of the weather.

not to step on your toes but just trying to save you the time and effort, It is reported on the net that Florida is the worst place to invest in real estate right now. I will send you some info on what i have learned if you like. Retirees go their for one reason and that is to establish a residence and kick back to retire. I have other info on the midwest as well.
