what should I be looking for to maximize profits and minimize risk when buying vacant land?
When you look at different investment properties, raw land will be the most with risk. Raw land means nothing has been done to the land. Improved land is where the utilites have been added. Both assume the most risk because when you purchase it, there is nothing that will bring in money until it sells.
Also, you will need to look at your market, is there alot of construction happening at this time? Usually builders will be more interested in improved land.
