On the scale of investment properties, vacant land that is raw land, will be the one with most risk. The reason is that it could sit for awhile and in the mean time, it's not generating any income. Improved land, which has the utilities set up, may be marketed to a builder but with the economy, there is not alot of building going on. You may want to check in your particular area to see.
