I have been waiting to start my journal 'cause I was afraid of failure. In other words, if I had started a journal and not gone through with my new career as a REI, I would be a failure and it would be public knowledge.
Well now is the time to step up to the plate and be held accountable! I figure, if I make it public knowlege, I am obligated to do it.
No more procrastination! (which I have become a pro at--lol)
It's time to start my journey to finacial freedom! I have the knowlege and what I don't know, I have the DG Fam to help me obtain that knowledge. Which, by the way, they have done an impeccable job at!!!
I have read numerous REI books over the years, and was pumped to do and then either lost interest or the lack of encouragement to do it.
Well, now that I have met and become part of the DG Fam, things are different.
I have gained so much confidence and encouragement to become the "next success story" thanks to all of the incredible people on this site!
The words of encouragement and knowlege passed on to me is priceless!
Just to let you know why I had become a believer in Dean's presentation of his book/system to REI over any other "REI Gurus", is that, I had worked for the company that produced Dean's infomercial as a Senior Sales Manager. (A job that I very much loved!)
This company did indepth research on every "product" (for lack of a better word) so suffice to say, what Dean states on the infomercial is a "FACT" or he could not say it!
I was sold. Take it from a professional salesman and skeptic, if you can sell me on something, it's got to be a winner!

I'm glad you started your journal! Hey, we've all procrastinated one way or another. The important thing is that you're here and you're still trying to pursue investing again. Just stay pumped and take baby steps. We're here for you, so don't be afraid to ask for support or help ok?

Thanks so much for your words of encouragement, it is truely appreciated! Like I had stated in my first journal post, it is from the words of encouragement from you and the rest of the DG Fam that has given me the confidence to finally get off of my "Butt"!
You can only read and obtain so much knowledge, but, what good is it if you don't put it into action? Without the DG Fam backing me, I would probably done the same thing, which is, read the book, say "wow" what a great concept, and leave it at that.
Not this time, I have you "guys" behind me all the way. You couldn't of asked for a better support system!!!

Well, I had posted a couple of ads early this morning and had recieved a response from a potential investor! She and I believe her husband, have done previous rehabs in the areas I am researching.
She had stated (via email) that she is looking for about three more rehabs within the next 6 months.
The only problem is, is that, the ad I had posted had stated that I had already had a few rehab properties under contract (a suggestion from a fellow DG Member). Guess what, I don't!
Now I know I could go out and scramble to obtain these properties, but, I don't want to leave my potential investor hanging or thinking I was some sort of scam. That would not go over to well!
What I think I should do is state that those deals are no longer available, and I do have other properties that I am working on that "she" may be interested in. I am just wondering if I should ask her something to the effect of---Is she interested in assignment deals or would just prefer referrals? Not too sure if that would be the way to go or not.
Either way, if she is really interested, and what I believe to be some great potential deals that I have been looking into, She'll want'em.
At this early stage of the game, I would love to do the assign, but, would be just as happy with a finder's fee.
Make my investor happy and of course I'll be smiling too!

Well, I figured I would try something different today, instead of weeding through all of the FSBO sites and Realtor sites searching for potential deals.
I looked through the "for rent" section, emailed the owners on homes and/or areas that I am fairly familiar with and asked if they were interested in offering a lease/purchase, rent to own, or owner financing. I then continued with explaining the multiple monetary benefits to them. (Sales Psychology 101---it's all about how it's going to benefit them) Guess what? Out of the 5 I had contacted, 4 replied back, yes, they would definately want to do this type of transaction!
Sweet, that is 4 potential deals with a lease option. Now I just need to work the #'s and due-diligence and see how profitable this would be for myself!

I am so excited to follow your journal, I just got off the phone with one of my good friends and business partner and we were saying the exact same thing regarding procastination. No more.
For several years I have read books and went to seminars to gain knowledge. It is time for action. I spoke to a rep today at the academy and I am going to get signed up in the next few weeks.....on my road to success.
Once again welcome, I will follow up to help me and you. You are taking the steps that will change your life forever.

Rina's right. The difference your posts make to new investors is amazing. I learned that first hand when I joined the ranks. I am staggered with the number of PMs I would get from people who I inspire. Who, lil ol me? I had NO clue! Don't focus on the fact that you procrastinated, we've ALL done it, well most of us anyway! The point is, just focus on the fact that you ARE doing it now, at this moment, and you're on the site to get ALL the help you need to succeed. I believe EVERYTHING happens for a reason and that there are NO coincidences, which means you're HERE for a reason, we ALL are!

I must tell you, that if it wasn't for you ladies and of course the rest of the DG Fam, I would of still been sitting back pondering about REI but, not acting upon it.

We are all learning and have a great support system in our corner. Nowhere else on the internet will we have experienced REI willing to be patient and work with us. It is good to make a small start. I did twice over, first with an investment property I sold a little over a year and a quarter acre I own in Florida. A start gives you a sense of satisfaction that you have achieved something. We are all here to support and encourage each other. We are going to be millionaires and soon. Take care and God Bless.

If you dont mind me asking, what did you put in your ad to attract the investors? I'm very interested in starting off with assignments/finder's fee myself.
After coming home from work today, I had spoke to one of the owners of the homes that were lease option. Come to find out, he is a Broker, and a PT investor.
After we spoke for a while, I had asked if he was interested in homes in this area. (he is actually a state away, but, owns a couple properties in my state) He stated "yes, and if I could find some great deals, he would throw me an 'envelope' full of cash".
I will be meeting him on Tuesday evening to look at the property he is lease/optioning. Of course I will be speaking to him more about Bird-dogging and Assignments!

I did not end up meeting with the investor, due to the fact that he lives out of state. We had discussed the terms of his home over the phone, and he did not want to budge on the asking price, down payment, etc... This is ok with me though, 'cause I know, when that house has been on the market for a few months, I think he will be willing to negotiate. Aside from that, he will remain on my big buyer's list of 2. lol
Actually ekn2god, I did not attract this investor through my own advertisement. I found him through CL, selling a home with a lease/opt.
I remain hopeful! If this one does not work out, there are plenty more out there!
My suggestion to you, ekn2god, is to go to the forum(s), there is a great one on Bird-dogging and another one on attracting investors. "Tons of Info" These links should help.
Let me find them for you and I will then post them.
