I have been doing this for awhile, actually put both of my boys thru college. I found the best properties and opportunities that came my way where the ones I made offers on months back.
They always say investing is a numbers game. Meaning, get very good at assessing properties, making a particular amount of offers a week. The sellers will either accept them or not. Downthe road, if that property doesn't sale, I guarantee the listing agent will contact you again to make another offer.
Every investor has things that work best for them, depending on person. You will find your niche as well. Good luck!
